Wow, the development include 200 hotel rooms, this indicate that established developer Guocoland sees potential in this place, the overall development of Emerald 9 and You City combined are far more better than other stand-alone developments close to their respective MRT stations along Jalan Cheras which have limited land, immediate surrounding is not appealing, located at the top of a hill and surrounded by Malay Reserve land. All these factors will contribute negatively to future capital appreciation.

Why not? As long as there is a direct pedestrian bridge that link between the MRT station and development is also considered TOD.

The distance is still acceptable provided that there is a safe and secured direct covered pedestrian bridge to the station. I definitely have confidence in GuocoLand's integrated development experience due to their recent completed upscale integrated development located at Pusat Bandar Damansara.

By the way, I just don't understand why many people here think that the nearer the property is located to MRT station = "sure win". They must have been "brain wash" by these uninformed agents who are trying to promote and sale. There are many factors....... biggrin.gif

This piece of information is taken from the Annual Report of GuocoLand (Malaysia) Bhd for the Financial Year Ended 30 June 2018. What suprise me was the integrated development has an estimated GDV of RM 1.50 Billion rclxms.gif. If both the retail components of You City and Guoco could pull it off, then we are looking at the next booming area after Eko Cheras biggrin.gif

Wah.....like that also can? Then any developer can "proposed" mall, hotel, office, anchor tenant, etc in their artist impression to attract potential buyer and later "cancel" it in their last phase of development many years later.

Back to Emerald 9, the developer engaged Awangsa Bina Sdn. Bhd. as their main contractor and its past completed projects includes Sunway Monash residences, Sunway Nexis, Sunway Geo residence 2, Sunway Vivaldi etc.
In terms of piling and earth work, it engaged GDB Geotechnics Sdn. Bhd., past completed projects include Tropicana Gardens, etc.

I "heard" the developer is going to bring in J*** Grocer as anchor tenant and Happy Fish. Any Emerald 9 owner here could provide "details"?

I hope the commercial component can turn out like 163 Retail Park in Mon't Kiarra by focusing 70% on FnB and the rest will follow suit. The chances of success will be higher.
