This one should be ok coz Tujur Setiew main office located walking distance across The Pulse site at bandar puteri only. Their boss can walk there for site inspection. Cheras site too far for the boss to check site lol. They dont want the owners screw them knowing their Hq is across the road later everyday go direct their main office and complaint defects

Went to sales gallery the other day, the Guocoland staff told me VP would probably be in June 2023 for Block Audrey and Bruce

Anyone got owners group whatsapp?

Seems like they are selling tower D now, how is the sales rate?

Would this be a good property for first time home buyer for own stay? Any opinion is appreciated.

I am thinking to buy here because close proximity to everything. But this part of Cheras damn jam.

If you are using public transport and your work place is within the mrt line, should be a good place, freehold, reputation developer & good but not cheap price. But if you are driving, whole cheras along with jalan cheras are only jam jam jam, as the jalan cheras condo vped included

maxim majestic, m vertical, aster residence, and bulk a lot. But emerald 9 have a very nice mixed development concept, you can go to their sale gallery to visit and also survey surrounding project.

Key for this project is freehold & coverage walkway to mrt station.

but if you are someone who always take mrt...it's strongly recommended..
i think it's really so convenient for people who takes mrt

I am going to sign SPA for tower D unit this weekend. What are the things I should take note the most in SPA?
Will it specify maintenance fee as well?

Try travel to the site and coming out from the site to where you work in the peak morning and after work hour.
Imagine you need to face it every day and consider if long run you can take it.
Haha, don't regret once you buy and stay there in the future.
Listen to own heart rather other people opinion.

An agent just approached me stated fully furnishings for 2r & 3r for tower D. Worth to take it for investment? As I read a lot of comments stated it’s high density in this location, will it b hard to resell or rent out? Appreciate advices from all sifu.

that area is considered not city already.

there are a lot of property below 500k, etc taman suntext emerald 9, kajang, sungai long, mahkota cheras, puchong, seri kembangan, wangsa maju setapak, titiwangsa etc

given price of below 500k, u need to see which area has the highest average rental return.
For instance, taman suntex sungai long 4xxk property rental vs maluri area rental definitely got big difference.

just went to their sales gallery today, instead of fully furnish they will rebate Rm12k for early bird + RM21k for renovation support, is it a good deal?

Hollan location..practically only 1 entry Jln cheras. Then the inside road bloody nightmare. Those think wanna walk to MRT. You better go try walk. U will cry if need to take daily. Also, have u even walk after sun down? Also, please check pass developments by Guocoland. They only did less then 5 high rise. Better go survey the completed developments and check with owners.
