i think rental rate wont even cross 3k.... but your installment gonna be 3.5k above if u are taking 90% loan... but if u are buying cash... then i guess the rates here should still running around 2.5k for a 1000sqft unit? and this is not proper mont kiara location too...

no difference... problem is the location... its not exactly premium location despite its beside french international school... those expat tenant wont bother to know who is the developer of any condo project... its all about convenience and the crowd factors... and to be fair... segambut also selling at 600-650psf... they are at slightly upmarket part of segambut... their pricing is still quite fair considering the density...
Low density in Alix, high density if to consider all development which using the same Jalan Dutamas Raya (approximately 4000units), the one and only egress available. Forget not the traffic from both the public school (currently abandoned, behind Menara Duta 2, adjacent to 28Dutamas), and LFKL Kindergarden which sharing the main small road to Alix (1 lane in 1 lane 2). Will Alix introduce a new route to the highway as an alternative egress?

Went to the 'private event' and gathered some info. Price/sqft (after discount) is ~rm700 but maintenance fee is ~0.39/sqft. Concept is good, but doubt the outcome on this project coz the area like nothing.

At today's market TA is quite ambitious to price the development at this pricing. Hopefully upon vp no need another uncle with sledgehammer to show what is impeccable and luxury.
