Anyone heard about the massive sink hole that appeared weeks ago in front of Airie just 100m down the road from the Foresta and Seresta site. The news indicate that this already forced to he closure of the road. Any one has kept track about incidences of rock falls, sink holes or landslides, even minor ones around this area? The only major incident I can find is a rockfall that closed off the Penchala links years ago, and that's on the other side of LDP. Is there any scheme tracking the soil and stability conditions at Foresta? or is there a emergency response plan in place ICE? I used to be one of the buyer considering Foresta, so I think this news will concern residents. If you think it will affect you, please send it to your fellow residents and act for the current resident's interest

IMHO. My worry is, if you allow development on top is the very steep hill, then the place will be denuded of trees. Can be a massive risk because the back of the Damansara Central Park is so steep. Cutting the hill to make way for development can both change the nature of the hill, as well as possible movement of soil and control of water. Need trees to hold the soil and water. The fact that there is a natural lake there, means that there is a lot of water retained by the geography of this hill and forest reserve. All in all, it's not good.

This is already more than just DASH, they're proposing converting the whole Bukit Lanjan into a giant residential development. If you happen to visit there before, you find that hat hill is both steep (up to 200m and surrounded by existing hill hugging development. What worse is it seems that hill have some water catchment going on, esp if you see the natural lake there.

It's still in proposal stage. Concerned resident should lodge their rejection to stop this kind of development. If you want to see how bad it can become, just ook at Kingsley Hill, and that's at a smaller elevation

If you look at it properly (I read the reports btw), this time their focus into DP is the access from the highway to DP + the changes that will be made the Armanee.

Apparently, it was already approved since 2010 or 2011 but it was built as a low density project so now they are going to change it back to the high density project. Now that one is bad for the hill from the Armanee side.

When I shared the links, I have yet to go through the report in detail, I did get to only know that Bukit Lanjan is not a reserve, based on the original FB post, and that was a shock reveal. Shocked no one brought this up before nd everyone is still referring Bukit Lanjan as a reserve.

I did go through the reports in brief, specifically on the land planning maps , but I have to admit, I did not specifically look at the finer details of Bukit Lanjan. I was sceutinising further west in Kwasa

You are right, this report did not mention when approval was granted for the land parcels on top of Bukit Lanjan. And the only changes for Damansara Perdana up for review is the access road and schools new government services and schools there

That said it is important to shine a light on this. Plans are just that plans. If there is will, there are plenty of regulations to invoke to stop specific developments or revisions to developments that is against existing residents. Hopefully it is just Low density residential

If the approvals of Bukit Lanjan was way before during 2010 and 2011, then basically Foresta and Seresta are doing misleading marketing when to refer to the forests as reserves

electricity tariffs is a pain. but being residential strata titled, some cost shavings there. the electricity to run the pumps will be one of the main things to look at. Landscaping is not as cheap as you think, it's a chunk of cost there to ensure the leafy landscape gets taken care of esp in the first years before the young plants get established. Another big cost is the cleaning and maintenance of the forest path, as having a walk in the middle of the jungle entails clearing leaf litter, fallen branches, as well as to ensure the walking platforms resist being worn out by the lush and humid environment of the forest/jungle.

Next, would be the retaining wall at the back of Seresta, JMB/management would need to brush up on the standards and maintenance of the retaining wall, and scrutinise MBPJ so they follow standards maintaining this wall. These will be the things top of mind for the residents here
