For those who are thinking of purchasing - you should take a visit to Foresta. If possible get the original brochure of Foresta and compare what you'll get in the end.

heading there with my friend whos interested, while I just go to eat and throw a lot question at the sales staff, see how they answer. (bored)

This project aims at family, starting price start from about 900k, smallest unit is about 1250 sf.
Which translate to about RM720++ psft.

The RM650psft price which claimed by them, only comes after start serving interest , the developer will refund back to you a small amount on monthly basis.
So, if you get the money monthly, and pay the bank installment + this rebate money every month... which translate to bla bla bla~ You count yourself.

Which does not directly translate to RM650psft, they made it looks complicated with the maths thing, trying to trick you to think its RM650 psf.

Summary, this thing is selling RM720++psf, it has 2 blocks (total about 430units), from 1250psf to 1700psf. Maintenance is RM0.35 psf included sinking fund.

Highlights:
Floor 8 = facilities + lobby + artificial water stream (has a gate to link to Foresta unit)
skyroof = facility + swimming pool
1700sf unit = duplex unit (which gives you the feeling of landed house)
7 & 8 July first 5 buyer, are entitled to some highclass free fine dining.

Like the concept of the forest and green surrounding... but worry at the the same time for the slope, it looks really close (from the foundation photo shared earlier)... If the L&G developer can provide some facts to reassure the kiasi buyer here...

What's wrong with Foresta? Can't get the brochure as suggested by one of the user here, so can't really compare how good/bad the developer deliver their promise..
Any Foresta buyer here mind to share your neutral opinion?

the same contractor Pembinaan Yuen Seng PYS is engaged for construction works in Foresta, now for Seresta.
pay a visit to Foresta esp. the poolside and you will know how bad is this contractor's workmanship. Tiles started to loosen out after VPed less than 5years.

the so-called 3years DLP offered in Seresta is a gimmick as L&G knew that the poor quality of the finishes delivery in Foresta.
you know la, if you complain the contractor might just as their sub-sub-contractor to come to "cincai" repair.
then it breaks again and they "cincai" repair and the cycle repeat until DLP is gone. What's the point to have 3years or 5years DLP?
to me, if you are a reputable developer, you should try your best to repair all these finishes defects regardless the DLP. We are not talking about consumables, we are talking about those things that should be done right in the very first place.

Because my brother plan to looking a subsale unit here. 1400sqf, RM620k, Semi furnished... Price range quite OK.

620k asking price for foresta? sure bo hmm.gif ? i doubt it's a unit with lots of serious "issues" or it's a "fishing" strategy by agent brows.gif .

if really can get 620k/1400sqft = around 443psf, "deidoulan la" (meaning cheap until die).
in kepong area where can get less than 500psf, not to mention this is newly VP one.
