I am considering investment on 500k double-terrace house in Desaru as well. I am not from oil & gas industry and not clear about the situation when RAPID goes into full operation in 2019. From news report, there will be 4000 permanent positions only upon completion. Compared to 70,000 workers under contract, rental fee sure will drop to standard rate when time comes.
But in Desaru, a lot of hotels like Hard Rock, Westin, Aman etc will be set up as well. A water theme park claimed to be 20x size of Sunway Lagoon is on its way. 2 golf clubs have also been operating from 2016, targeting high-paid employees and business owners. This might be another round of boom in tourism in Desaru as well?
Deeply concerned about further development after completion of whole project in PIC indeed. Worried if Desaru will become a ghost town instead. After checking on some other similar oil refinery projects in Port Dickson and Melaka, local property price and rental rates is much lower indeed, compared to current status in Pengerang. Would property development near oil refineries in Port Dickson and Melaka be future prophecies of current development in Desaru?
Spending power of professionals from oil & gas industry and boom in tourism industry will be main driver for local property development? Any view?

investing in the area of pengerang, bandar penawar, desaru will be the next boom in johor. this side of johor is less congested and more peaceful comparing with JB, forest city, causeway, etc...

Desaru more towards to Tourism industry, in term of property valuation is bit slow instead as it is a distance from JB, or forest city or Spore.

How about RM25k investment of 36% accommodation rental return per annum in Pengerang for 5 years?

checking at iproperty, pretty much for 500K house can get about 4000RM rental is pretty good ROI but kinda scary also ...

later rental dropped below 1k..
it's not sustainable for the area to have high rental rate.... even if there's RAPID Plant operational...

Yup , I saw one booth in Home fair Sutera Mall. The Salesman quite persistant and one of the sales tactic is showing the rental posted in Iproperty website showing rental of 4K. Initially spark my interest, but after deep thinking , I kinda has some reservation due to, nowadays the boom is because of the construction industry, what happen after its fully operational? This petrol refinery is not a labor intensive industry, it wont need a very huge workers to operate the refinery.
Another point is the property is new and not subsale, so the credibility of the developer is important. I have a bad experience with not so well known and established developer.
