 What do you think about future Cyberjaya, Realistic or Ghost Town

I do like Cyberjaya and always long to buy a house there, but can't afford them 🤣😅 I guess probably I can wait a few more years, so more and more affordable houses will be around.

Anyway Propcafe "Cyberjaya, Love It or Hate It" is a good read. High rises are obviously over supply. Taking into consideration of more and more will be VPed coming two years, including Prima and Rumah Selangorku, I believe the rental price will be in downward trend. Property price won't hike, at most be stagnant or even worse.

Only expats and foreigners with student visa (not sure if they really study here or do some other businesses) can afford to pay high rent.

Normal salary people of Msia citizenship would go for cheaper options. And those higher-ups management who can afford to buy or rent would have already owned a house elsewhere. If not, they go for landed.

Am not really that optimistic with the so-called good investment in Cyberjaya unless one has at least 10 years holding power. Just my opinion. I agree it's good for own stay though.

Haha. No scientific model. Just my personal opinion. Just reading through the Propcafe 2013 article and comparing the current state of Cyberjaya. Do you think there's any significant increase number of population after 6 good years? And do you think there's significant hike in property price (not referring to the paper value)? After 6 good years, most commercial activities are still targeting daytime working population. Dpulze is the most active out of the malls listed in Propcafe article, following Shaftsbury Square (most shops are still empty though), and probably now some people at Tamarind Square. The rest are still basically hanging over there. Unless we are seeing more and more companies being set up here and there is increase of student population, I doubt much change one can anticipate in coming few years.

Let us hope economy is thriving and all can get pay rise k! Cheers!
