Hopefully I will be staying in Cyber by 2019. Maple Residence 22x85 buyer here. I know it's not gempak like SEG with lake but I wanted a landed property as my requirement.

Around 900k mate after so called rebates. I know sub sales will probably be better options but not prepared to empty up my epf account 2. 4 +1 rooms & 4 bath for 2400sqft.

Thanks mate for reminding me. Some life experience made me thought otherwise. My parents was judged because of the house we use to live in few years ago. You are absolutely right about perceived happiness vs actual happiness.

I went few places in Cyberjaya too in the end settle for maple. Not cheap for sure but don’t think many new landed developments below a million in this area. Sub sales to be an exception off course.

So what's the maintenance fee for SEG ? For maple residence it's around RM350 - RM400 indicative price. But SEG JMB will probably take care of their lake well since it's their main selling point.

MEX 2 is cutting through middle of Cyberjaya ( behind IBM ) and construction is ongoing well. No direct intersection for Cyberjaya.

Not expert but I did my research and found Garden Residence Semi-D to be the lowest in Cyberjaya. So the transacted price is fair in my opinion -not cheap for sure.

The lelong frenzy does not seems to apply much to landed houses, correct me if I'm wrong.

This block should be EMKAY residential land. Opposite Laman View. Pretty sure about it.
