Flippers days are over. This is due to herd instinct n whoever last in the run will suffered the most.

As for investors who buy landed properties to rent must see whether it is worth to rent if the purchase price is more than RM1M. What rental can be made must be compared to the damage costs done by tenant. As u know people are not too kind to take care of what is not theirs.

as for dreamers who buy landed properties with reputable developers can enjoy good infrastructures, ameneties, good highways with less traffic.

Decision making depends on many factors but the beauty lies when u can do research n avoid noises

I love gardening n driving to Sg Buloh from CJ takes less than 40mins

No traffic jam n if i still stay in PJ which my parents rented out, perhaps will b stuck in the massive jam.

Again staying in whichever location depends on your lifestyles n whether u can work away from the office. With moden technology & AI, some can b mobile in their work. It again depends on u setting work systems that facilitates you.

Yes this forum has some healthy arguments whether people like or hate CJ

This happens to other properties forum too

but serious investor or purchaser must know how to filter noises n nonsense from facts

in society, there are people who makes a good career from a good mix of education n experienes. Learning does not end when you graduated, it is a learning curve.

I find this forum interesting because i m also studying on others' peculiar behaviour, thoughts etc

SP Setia is the top developer in Malaysia n having projects in London, Melbourne, Vietnam, Singapore, etc

of course they can smell the money in CJ

Of course when one company do research n filter away nonsense n noises created by some specie here, the decision-making is finely tuned.

Cyber is not dying but some people's gray matter is drying up

Good morning CJs

i still prefer CJ not to be so well developed or at a fast rate. The reason is that i saw most housing estate which are booming n have fast development, it became too congested which made it unlivable to stay. Many residents moved away by selling their properties at high prices.

As for CJ, those who can afford to buy landed properties, can buy for staying. But must hunt for reputable developers who can offer GnG, landscaping n club house for high living. Those who want to buy condos to stay must also choose good developers.

As for those who buy for rental income, have to study the market n do own research n find ways to rent out without using conventional or old-fashion methods. Have to think like the 5% people.

avoid reading too much data, figures n facts printed out or published. This is called 'noises'. Even in exams, we are students b4 to study smartly to pass n get distinction.

Enjoy your stay or investment in CJ.

The beauty of learning to cook is a blessing. As there arecooking channels in tv n via the internet.

being able to decorate the house with nice dining hall and having better interor decor compared to cafes n restaurants will make our houses an ideal place to entertain family members n friends.
