Don't play play ar. Sheraton is coming to Nilai ar. Yes you heard me right. Cyber doesn't even have a five stars hotel. And a big AEON mall is currently being built in Nilai.

few yrs ago when Garden Residency was just launched, there was this guy claimed that a pilot is willing to pay premium to get a unit of SMD there instead of buying new from developer.....premium like 20% more expensive than developer's unit.

this story is still bemused me until today. I do hope that the pilot managed to sell his SMD at even greater profit after this. devil.gif

I personally know at least two doctors in Puchong. So Puchong also as good as Cyber?????? cant be rite?
*
I meant in addition to bangla and Arab, there're also professional communities. I was referring to resident profile. Read carefully, I was reply to his comment.

And property price and rental is still on down trend.

Don't worry. These professionals are well paid and have strong holding power. If u're investor hoping to flip, I'm sorry. Even places like Subang can hardly flip nowadays. Maybe 20-30% profit margin?

Wat is the point of saying cyber also got professionals?
Nobody is saying cyber doesnt have professionals.

You may also add tansri and datuks to cyber list as well.
Oh and one celebrity chef.
*
Coz someone mentioned it's an Arab's slum so it's imperative for them to know there're working professionals currently reside in Cyber. Go check it out yourself the resident profile in Garden Residence, SEG, Sejati, Symphony Hills and other high end areas.

Latest launch by SP Setia at Eco Glades. Link house it seems. I wonder what's the rationale behind this launch since many are saying Cyber is dying.

Developer cant afford to hold vacant land for long.

They need to asnwer to the board as each day vacant land cost them money.

They still have problem selling kameres....maybe kameres is the wrong product or wrong pricing.
*
Definitely wrong product. They said they wanted to sell something below 1 million to attract buyers but I guess people still want landed property in the end of day especially from SP Setia. Suffice to say, most SPS customers or potential buyers are well to do so many won't even care about this low rise condo. I believe Grasmere will attract young professional working adult.

I believe the reason why there are so many lelong units are due to greedy investors unable to hold their properties anymore. They too are in deep financial trouble.

then you must ask yourself this question

'why investors cant sell in open market?"

lelong usually is the last option.
*
Coz people can still buy from developers. Why buy from investor if developer’s units are still available and being built every single day? And these investors have more than one property in hand and they have to let go those that take time to sell.

And those lelong are mostly early built units years ago that people aren’t interested in anymore. I don’t see Sejati and Eco Glades having this problem. And one more thing people will go for landed as much as they can these days.

It’s better to buy condo/apartment in KL area than here for obvious reason. But of course u have the advantage of traffic free in Cyber. That said, if u’re looking for landed at not so exorbitantly priced house (~1M), u will be able to get one here in Cyber.

Indeed, there’re many affluent people living in Garden residence, Sejati and SEG. You probably don’t know coz those are restricted areas.

As for summmer Glades and Symphony, I don’t know what to say. It looks more like flipper’s graveyard. (Sorry those who stay there)

In terms of location, it’s not far from heart of KL and is within 30 min driving time.

I’m not campaigning for Cyber nor do I live there. I just wanna express what I’ve observed all these years.

the way you said it like older properties will be less loved than the new ones.......

like that Kenny hills and damansara heights will be lelonng graveyard already, same with TTDI and Bangsar.

bear in mind that Garden Residences was one of the earlier development also, just after Summer glades.

I dun know how you defined 'affluence people'. As if most affluence people live in cyberjaya.
*
Those are prime areas in KL. Is it fair to compare them to Cyber? Why not say serve those greedy investors right for their greed?

I said got affluent people living in those high-end neighbourhood, not everyone. As if being rich offends u in any way.

QUOTE(BEANCOUNTER @ Dec 14 2017, 11:14 AM)
prime areas? they are only prime now.....40 to 50yrs ago.....they were just like any other new development.

same with subang, now expensive....but 30yrs or so ago...nobody wants to stay there bcos it was 'closed' to airport.

for you to cite that older houses less loved is not correct. in fact older houses can sell better bcos the township is more matured and the new ones are more expensive......generally speaking.

HIGH end properties of course stayed by rich(er) people lah.....who do you expect to stay in those high end properties?

But rich and affluence are not the same meaning. That's why I asked how you defined affluence? industry movers and shakers? or political figures?

without investors (incl those greedy ones of course, in your book), cyber properties will be likely less than half sold, especially those highrises.
*
I recall someone said Cyber existed 20 years ago. Based on ur theory on Subang, I wonder how cyber would become 10 years later. Will it turn into present day Subang? Only time will tell.

I know there’re some political figures staying in SEG if that interests u.

Btw, u sound like one of those greedy investors and I totally understand why you’re so defensive.

cyber 20Yrs? lets try 30yrs shall we?

political figures everywhere lah.....melawati lagi banyak.

sounds like only??????? am not vested in cj at all......not in puchong seri kembangan putrajaya and kajang, brows.gif

am curious abt your take on cj only....... rclxub.gif
*
I was just responding to ur queries earlier on. U don’t have to make it sound like I purposely mention the political figures living in Cyber.

And the reason u’re defensive is because I’m anti-investor for their greed coz u urself is also one of them? U know, there’s a difference between rich and respected and rich but despised. U sound like the latter. No offence.

My take on Cyber?! Things are certainly bad now regardless where. And even worse here coz it’s not a prime area yet. But as economy picks up it will certainly improve over time. Just wait and see.

There are always people buying and selling, it is a matter of volume and how long it takes to be transacted.

At current market sentiment and supply, for reasons why many auctions reached 4th or 5th rounds i.e about 60% mv.

People dislike or find cj unfavorable needs not have any feeling. Only those who have too much to loss would brand or call different in opinion haters.
*
That’s the funny part. U said auction til 5/6 rounds and yet people still investing in Cyber. Shouldn’t they stay away and be cautious?

Whether u have feeling or not, it doesn’t concern me a bit. I just wanna know what makes those people buy.

If price is cheap enough, there is always buyer e.g proton car.

Why one wants to invest in cj knowing price could hardly rise or even on down fall?
*
You’re contradicting yourself. At first u said people buy coz it’s cheap. Then u said why bother investing in Cyber knowing the price hardly rises. Aren’t those buyers buying for investment? What else can it be? If Cyber has no future, people won’t even risk buying no matter how cheap they can get it for.

Back to the car theory. Why buy proton knowing it’s extremely unreliable? (Sorry people who use proton) Why not buy parodua for the same price?
