I guess so far no lelong for semiD in Setai Eco Glades, right ? Hopefully if the market goes down further, such properties will appear in 6 mths times ?
*
You dream on forever lah. Jealous people like you who can’t afford and silently (or openly) hoping market will crash are really annoying.

Does it mean a person go bankrupt when bank lelong his unit? If that’s the case I’m more concerned about the rising rate of bankruptcy than those depressed properties. Chewing more than one can bite or simply due to greed in the first place.

The truth is, other than those mat salleh, there’re also a sizeable of high income groups who work in airport, hospital, multi national company and so on. As far as I know, many of them have bought Cyber’s property, mainly for own stay. Not every job opportunity in Malaysia is focused in KL alone. There’re also many not so high paying workers in KL and looking to buy a cheap unit in KL.

Those lelong units u see is mainly the result of greed from many of the young and ‘ambitious’ investors in the past. They’re just reaping what they sow.

Actually, the big presence of foreigners especially those from Middle East and Africa is largely contributed by Limkokwing and MMU. In order to sustain their business, they accepted many low quality students. Just mind your own business and u’re alright. Sometimes even our Malaysian neighbours can create so much troubles and hatred.

keke…. devil.gif

mrt2 how many stations my fren? why need to stay at one of the last stations along the line? there are so many places to stay along the line. to claim MRT will bring glory days to Cyber is a bit far stretch.

NSK is targeting mid to lower income group rite? how many mid to lower cost dwellings are there in cyber now?

cyber has moved out from its ghost town long time jor…….

future of many places also ok, including semenyik, canal city, puncak alam and KL south.

ppls already started to bbb serenia city and other new landed around dengkil and sepang.
*
Those areas u mentioned like Semenyih, Dengkil, Sepang and Puncak Alam are way out of city centre. At least MEX highway has shortened the distance from Cyber to KL by half. Whereas in those areas there’re beyond 60km radius from KL. Of course the buyers of those areas will make a big hooha about their purchase. Takkan u keep quiet and expect the area to grow overnight. They’re just drawing people’s attention to join their boat. No harm doing that. Just saying.

none of the above places are 60kms lah…….sorry I never checked sepang and dengkil.

yes cyber got MEX and soon MRT. But cyber properties already factored in the pricing into their properties.

and why still got so many lelong? oh yes, over supplied.

But if demand is = supply or > supply, then there should be no problem for cyber rite?

sometimes its not about distance to city center.

you see Selayang and Sentul, how close are they to the city area? yet their properties cant performed as good as further away properties like damansara, PJ, Subang and etc.

WHY?

*
1. Isn’t it obvious Damansara and Subang are atas areas?

2. Sepang is KLIA area lah. It’s frigging far u know. The only reason people buy those places is coz there’re many affordable landed properties there.

3. How many people can afford landed property in Cyber? All above 1M.

4. High rise in Cyber as expensive as those found in KL. Sure tak laku lah.

1. its only atas areas where people perceived it to be. subang when launched, nobody wanted to stay there. even today, I dun see subang as atas area. also landed in subang how much now? I bet below 1mil you can get. Damansara was formally a gov servant areas. beside only Damansara DBKL is really atas now. Damansara Selangor not atas…...you see Damansara damai.

2. sepang 500k you can get landed, but like you said, frigging far. Cyber 500k you can get condos. BUT why ppl rather scarify distance over address? soong meh everyday travel 60kms one way to work?

3. not all landed in cyber over 1mil lah….dun kid yourself. cyber not that high end yet.

4. highrise in cyber as expensive as in KUL? which part of KUL you referred to? Sentul also kul, cheras also kul.
*
People want landed and don’t mind the distance. Maybe in the past you could get landed below 1M in Cyber. But I’d be surprised if u can find one these days, except maybe lelong unit. Even SEG link house starts from 900K. 500K condo can be found in Cheras, Kpg Pandad area. I’m not talking about those super high end condo nx to Pavilion.

So much things said to be coming, but not much materialised. Why waste money, time and opportunities in Cyberjaya when other places have better potential?

Like outskirts of Shah Alam, Puncak Alam, Semenyih, Sepang? No thanks.

Why look at those places when you can get the same price at Damansara or proper KL itself? Buying outside KL does not mean you can get cheaper unit, let alone better potential ones.
*
Don’t know about you but I fancy landed property more. It’s a matter of preference. Can’t afford landed in those areas u mentioned.

you can....

its a matter of whether you want or not.

if you want to smell new paint, of course cant get lah…..

Damansara jaya 2s and TTDI 1s both were selling under 1mil before. BUT of course I hear ppl will say, cannot lah, need to spend xxk or xxxk in reno bla bla bla,,,,,,,,

BUT ppl seen to be forgotten one thing, when you 1st born into this world, did your house smell new paint boh????
*
Your generation has passed. I want smell of new paint. U can laugh all u want to think that I’m naive. As said earlier, it’s a matter of preference. At least my taman now is built by well known developer, with tight security and green. U gain some u lose some. U simply can’t get the best of both worlds. Unless u pay for it.

If cyber is such a wonderful place, why prices there still drop like nobody business????

Could cyber be the most misunderstood place in klang valley

Or

Its understood to be not a good place to call home???

Long time no see my friend. After months of absence from this forum, all I can see now is postitive news coming and successful launches of new properties. Those lelong units? I dunno. Maybe oversupply. Maybe people prefer landed these days.

Bought already. but not in Cyberjaya. A landed corner in Dengkil - Serinia City. SD makes more sense, most of their city developments mature into a good city down the road, because do actual town planning. There will be a mix of highrise and landed units.

Cyberjaya was initially developed by Setia Haruman, but was then handed off to eight different developers if I am not mistaken. This is why you see a miss-match of development in Cyberjaya, with different developers given different lots and trying to maximize profits. It has "strayed from its original aim of becoming an IT hub".
1. "There are problems with indiscriminate littering, doubts over safety, as well as reckless driving on the roads" - no traffic but stupid Cyberjaya-based drivers causing plenty of accidents

2. “Take a drive along the main road of Cyberjaya, and you will see plenty of rubbish, an unkempt and untrimmed landscape..." - MPS no money for Cyberjaya upkeep because owner-investors don't have money to pay the cukai pintu

3. "...and worse, mobikes (mobile bicycles) left everywhere. Students just use them and throw them around as though the bikes belonged to them." - same thing is happening with the electric scooters

Sigh.
*
Congratulations! Another 15 minutes being added to your travelling time one way to and fro KL without traffic. If you’re using Cyber to Dengkil way, be prepared fir another 15-20 minutes. Unless you pay toll to enter Serinia everyday. Nothing nearby, just one Mydin. If you want better quality groceries from Jayagrocer or Aeon, you either go Cyber, Nilai or KLIA2. Nilai got Aeon.

Mate. I run my own business. I can move my office from Cyberjaya anytime. At least I won't be living in a place with one of the highest proportion of foreigners-locals.

Your city is currently being crowded by these undesirable foreigners. They are not expatriates who work in Malaysia professionally, they are students with visas and blue-collar workers. For some reason you guys love these people despite them being involved in almost EVERY murder/robbery related crimes in Cyberjaya as listed below.
*
Your city is resided by ghost then coz ntg around. Btw, Sime Darby always chooses not so good location so that they can build and sell more. Just look at Shah Alam, everywhere they build and some location is really remote!

Cyber has got a mixture of intl expats and undesirable foreigners, although the latter group is bigger. I see so many mat salleh around.

Right, I stand corrected. But my point about SDP townships are better planned as they planned everything as a whole stands. SDP Elmina still have a few decades of development, same goes with Serenia.

Cyberjaya is being build by a mix of developers after Setia Haruman gave up. This is why you can see about 8 developers developing Cyber haphazardly. The results? The teh-tarik situation we had yesterday.
*
Any form of development is better than no development at all. If you want zero development, just move to rural area to enjoy the green and fresh air. There’re people who are easily content with slow pace and development. But there’re also those who want rapid development at any cost. I’m not here to judge which group is right or wrong. It’s up to the buyer and developer to choose what they want. So you enjoy your city and I enjoy mine. Peace.

Lauge die me...

What makes cyber a city that need to have satelite town for cyber???

Houses within cyber already oversupplied with plenty of lelong units. Who the hell will build a satelite township to support cyber????
*
Clearly, you have no idea what the current condition is in both Cyber and Cyber South aka satellite town of Cyber. Population is increasing rapidly in these areas and that’s something you can’t deny, although the supply is still more than demand.

The group of ‘greedy’ investors who bought properties in Cyber during property booming era are now finding themselves unable to hold on to their property anymore and hence all the lelong. But there’re also a new group of young people, aged between 25-35, are buying and moving to Cyber. Old has gone and new has come.

Actually, If you guys are interested in Cyberjaya, maybe can also consider Taman Equine cos it's only 8min to CJ. Plus points are Taman Equine is a more mature and happening town especially during night time. More local hawkers mean more cheap foods and nearby amenities is quite complete for our daily lives requirement.

There is a project link bridge next to AEON Mall called Equine Residence.
*
Thank you for the traffic condition in and out. That Aeon has seen better days.
