 Which Area To Buy House, Hometown or Workplace?

Hi, I need advise from sifus here.

Currently I'm eyeing two houses as below:

1) Workplace (johor)
- 770sqf
- 2 story low medium cost house landed
- rm175k
- second (lawyer spa have to self pay)

2) Hometown (melaka)
- 1200sqf
- 1 story landed
- rm180k
- new (spa lawyer covered by developer)


I work at johor and intend to try to move back to hometown but not right now cause so hard to apply to moveeeee😩😩😩😩. Currently renting. After calculating, rent (i got cheaper than rate) when compared to payment monthly if buy house is almost the same (rent a bit lower but rent house a bit preblematic termite so much you can hear them eating all the time lah ceiling bocor until room 1/4 flooded lah). But a bit luas than 770sqf cause rent house is 1 story 1110sqf.

If buy in johor, would be small a bit. If buy in Melaka, have to pay for 2 houses (melaka not really high rental rate compared to johor).

Which house is better to buy?
- melaka (rent for lower than installment, stay in rented house, pay more a bit)
- johor (stay in bought house)
- johor (stay in slightly cheaper rented house, rent bought house at normal rate)

1st you need to make up your mind either you want to work at which state.
2nd this house for stay or investment ?

If u intend to stay long enuf in johor buy ay johor but mx also see location aso. So that if u eventually moving to melaka u can either rent or sell it out easily. Melaka no need to worry there are abundance of apartments for year to comes thks to the mainland china

At first wanna invest but then think again feels like just stay. If wanna buy lelong house pun agents grab all from reserve price become almost the same like market price. Lagi kejam developers here now build new houses rm360k - 1 million (site only house haven't built) so clear target wealthy singaporean/ people work in singapore even though this is low income residential area (factory area/workers).

Hmm that seems logical. Just buy the house then stay if can move rent it out. I just started work last 2 years the price here is so high like KL I'm kinda shocked since Melaka still has quite low/affordable house price 😅

I would suggest to buy Melaka, base on the following reasons,
1) You alerady have intention to move back melaka, so is just a matter of time when you gonna go back.
2) Buy a house for own stay 1st, then only think about invest in property.
3) Johor is having over supply of property. Especially JB.

Based on your inputs, I would lean more towards Johor. Hometown house might not be easy to rent out and end up paying rent and loan. You can still buy another house when decided to move back Melaka. By that time, most likely your income is higher for more options.

Staying in the rented and termite infested house is not advisable. Imagine if the termites tumpang you back when you balik kampung... Besides, some ppl say it is bad fengshui to dwell in such places, though I think more of practical reasons.

Do you like staying at the house in Johor? Do inspect the house condition and survey the surroundings. If it is acceptable to you, then can consider buying. Also observe the occupancy of the neighborhood. If it is quite occupied, then can easily rent out or sell in the future.

Buy the house in Johore, sell it when you decided to settle down in Malacca.

Property always go up, you can use the money to buy your dream home in Malacca

Melaka's property is honestly overpriced.

If possible, only buy if you need to settle down in melaka.
