KUALA LUMPUR (Jan 25): Sunsuria Bhd is disposing of two parcels of agricultural land in Kuala Lumpur to Kerjaya Prospek Property Bhd for a total of RM30.14 million.

Sunsuria said in a bourse filing that its 70%-owned subsidiary Sunsuria Genlin Development Sdn Bhd had entered into a sale and purchase agreement with Kerjaya Prospek Property’s wholly-owned subsidiary Kerjaya Property Sdn Bhd to dispose of the two vacant freehold agricultural lands located in Setapak measuring a total of 9,092 square metres.

“The disposal of properties will enable Sunsuria Group to unlock capital resources from being tied up as long-term assets and realise the value of the properties at a fair market value whilst enhancing Sunsuria group’s liquidity and strengthening its financial position,” it said.

288psf, if PR 5 then land cost to GFA is 288/5=RM58psf. efficiency at say 70% so land cost to saleable area circa RM83psf nia.

yay... the more the merrier.... wohoo... i think the number of condos in this part easily taken over the condo density of bukit jalil or kepong there easily.... new name should be call sentul KLCC... since everyone selling sentul as condo near KLCC hahaha

The article didn't mention where is this Sansuria JV land.
The one mentioned in the article is Mah Sing project which is yes opposite Sentul Point.

I think in the location for this is a lot better since it's nearer to exit points to KL/PJ.

Case in point is the condos near the KTM Sentul Station. Still banging my head for not buying it at the time.

Is it near to OSK Luna Park?

Woah 😳 seems like abundant supply is coming in to this area when there’s already abundant of existing stocks in the market.

Local council have to really look into infrastructure upgrades to accommodates such influx of residents. They can’t be just kept approving projects without considering residents welfare.

Just saw some agent video on YouTube, keep emphasising that this is a “luxury property with concierge services” Not sure what’s the purpose if it’s not for Airbnb or short term rentals.
