Anyone heard of this project before?

Near Star City Mall, sizes seems like good deal for own stay. Developer macam is one of the private company of the bosses in MCT Group.

• Only RM 388 / PSF
• New Selayang Landmark
• Beside the up coming largest shopping mall and only 4 star hotel
avalaible in Salayang
• Walking distance to International University
• Low density – only 240 units
• Greatest accessibility of Jalan Kuching – next to major highway :
MRR2, Jalan Ipoh - Rawang, PLUS Highway, Jalan Kuching, NKVE,
DUKE, LATAR
• Public Transport – 7 min to KTM station

yea under B&G... nett price is reli below 500k... all size 1200sqft and above.... the kitchen looks small btw... haha

yeah... i also heard so... but recently when visit the showroom... i saw the progress macam restarted... the development able to get the financing it needed from china.... not sure how true is it....

ini for own stay one... how holland it can be... not suitable to buy for investment... for own stay... staying in 240 units condo with 1200sqft above better than staying in a 1000 units condo and smaller sizes....

wa... so confident ka... haha.... the size and the pricing is something really attractive... considering selayang to KL is not far like kajang to KL etc those kind of distance... within 20km radius to KL area.... 1242 sq ft 500k is very rare....

decent size for a decent pricing... i dont think anywhere else will sell you 1200 sq ft at this kind of pricing nowadays... and also low density as this... as long as u dun mind the address (which is not exactly ulu) going to KL from selayang just like going to KL from puchong... its actually good enough for own stay... of course if u wan access to public transportation and closer to KL address... u have to pay the extra price...

haha... lelong unit... i think u can find a better deal at better locations than segambut or duta area already... and frankly speaking... non lelong subsales unit also alot of good deals with decent size near KL... north kiara there alot big size 1500sq ft selling 550k with tenant cover installment somemore.... drool.gif drool.gif

well... if subsales are so easily own by nowadays ownstay buyers... developer wont have good business already with their hugely inflated price... and most of the buyers wont against subsales if they can get full loan for subsales.... buyers are not stupid... they just desperate and dun have the cash to spend only...

owh... looking at the bank valuation... if can mark up loan... superb on the cash mgmt...

the main concern of buying brand new project from developer is also for the discount and freebies... alot of first hse buyers not afforded to pay....

as long as cover the 10% downpayment would be perfect for most buyers... and if only one or two isolated lelong case... the valuation overall wont suddenly drop to that lelong pricing level.... their valuation basis still have to based on general market condition....
