Not sure it helps or not, but adding some bling to your unit and make sure its clean will somehow attract and reap higher rental not much may be 200 or 300 more than the area's rental rate. The first time where your potential tenant sees the house is very important you have to give them a welcoming and warm feel. Always be ontop of the competitor.
