well most of the affordable housing owners are desperate type.... and they dont bother how the agents do it... they just wanna rent it out regardless... for now the authority still can enforce checking.... but once all rumawip completed.... i dont think they have the time to bother thousands of units... lol

the JMB need to collect maintenance fees on a consistent basis is a tough job for such density condo... still need to do extra work on constant inspection of each units ka? and if they manage to make the owners gt into trouble... it will mean one less maintenance fees to be collected from them... and i think non own stay buyers are actually alot for all these rumawip projects... i saw an owner bought a semi D in other place for own stay after he bought a unit of rumawip... haha

Wow 2x2 tiles for the RUMAHWIP ?
Very good outlook if can rent @ 1,400 / m.
Even the 1k sq ft one, the purchase price was around 3xx k in few years back and now they are asking 550 - 6xxk.
Macam best.

Knowing Malaysia, the analogy will be just like taking a little risks, to cross the road when the traffic light is red.
No big deal, still can negotiate, dbkl or the authority can be empathy if tell them no money to pay monthly installment.
Then once in awhile catch some white rats and summon them to raise public awareness.
The is no mechanism to really keep track on the usage, purpose and not explicitly define if rent out on room basis.
Everyone of us should really catch ONE Rumahwip if have chance. rclxms.gif

actually inside the SNP.... some of my frens told me... there is no clause of not renting it out.... only the moratorium period clause were inserted... so yea... grey area... you can make complaint or anything but its not legally binding....

yeah this is correct bro.. my friend told me the same too.. he bought hijauan lumayan.. got naga emas mrt coming up as bonus.. restriction is only on the selling part, which involves land office. no clause on the rent. rclxms.gif

yeah.... hence this is the time to get one rumawip for rental investment.... biggrin.gif biggrin.gif totally parang all the other condos in term of rental market... even rent out at rm1000 also bleed lesser than a normal 3 rooms condo project.... laugh.gif laugh.gif

Always take a decent hotel rate per night as bottomline, renting out one room per month needs to be higher. So rm1000 for 3 bedrooms ve to be in pocket no matter how.. Else it will be blunt investment with our invested efforts etc and money can be spent elsewhere..

Meanwhile, those vendors building affordable house ll swiftly enhance their products and gets better on delivery + overall outcomes by replicating the success hence costs down on materials.. then really is Parang price time when the gomen & private propositions coming close.. and 1st hit ll be the combo / attached ones..

PV will price at 300k. Platinum Splendor as example.
Whether got facilities like swimming pool or gym? Dont know. But the price of 300k is a sure bet.

DBKL wet market stalls are supposed to operate by tenants personally. if these could be sub-rented, what more owned unit? as lower rental benefit the public, dbkl is unlikely to take action against landlord.

This is true, dunno how's the snp for those received 30k dp from govt. I think mostly the same clause like rumaweed.
