Hi please share if anyone knows any new housing area around cheras.....i would be interested in terrace or townhouse type of new housing development area.

If u want more toward kl, u can search for segar perdana, kipark cheras, sunway cheras...

there are some towards phoenix plaza there.
but i have no idea about the agent.
Guess you have to make a trip down there.

My area, Taman Lagenda Mas, has a new housing area, but I think they are all sold out. Not sure though. And it's townhouse type.

i know damai perdana got lotsa new housing projects and its freehold too

hmm..wow tats fast. Around 2 years ago, they were selling a double storey terrace 20*65 at roughly around 200k only when i asked. Maybe u can try looking around? Cheras got quite a few developments goin on.

There's a new access road from near Puspakom b4 Connaught.
No need to go in via Phoenix Plaza or Tmn Connaught anymore.

IJM looks like they're developing something around the Taman Connaught area; near their current Bukit Mandarina development.

I just hoped that the road widening effort is a success and can finish by next year.

Erm I am doing some survey on houses in Cheras area as well. I found some pretty nice townhouse units in Taman Koperasi Maju Jaya. Does anyone know how's the area? Public transport? Market? Safety?

Ah thank you for the direction. I found the area. But it's very secluded and expensive. The design is pretty though

there are quite a number of housing area inside cheras.. but it's a bit too far from the city... nice nice houses all take a day and drive in and have a look slowly.. then you will know where is it... but it's very deep inside i think...

actually there is 2 housing area near Taman Suntex that has been recently completed, Sunway Cheras and Taman Sungai Sering, both also around the same price. As usual, Sunway Cheras will be more expensive due to its brand name as it got a smaller land area.

after some research, agree with you that Sg Sering has better value.

i found that bandar tun hussein onn got new housing area call primaya....but sold out again... how come the moment i found out got new house all sold out...haih..

I suggest you to register yourself in their future launch. They will send you an invitation card/letter when they are having a new launches

Sg Sering is located somewhere behind Taman Suntex and Taman Orkid in Cheras. Google to check the location, i think should be able to find.
I checked tun hussein onn too, dont quite like to location, but its just my personal opinion.

How does one go to Sunway Cheras? is it near phoenix plaza?

its near there, but not on the same side, its opposite Phoenix Plaza (direction is towards Kajang)

IJM is also building new houses along the Alam Damai stretch (new road heading towards Taman Tasik Selatan) Mandarina Phase 2 if I am not mistaken.

It's above Taman Cuepac.
If you go towards Kajang from Leisure Mall side, turn left after Pulapol. Phoenix is on your right.

alam damai quite a very good place, peace and harmony. lots of gov servant, primary and secondary school teacher stay there. some more, there have a park wth walking distance. can try your luck for around 300k for double storey second hand house (damai budi, damai bakti) .

These are not condominium. Its medium cost apartment costing MYR 150k to MYR 160k. Expect increment the higher it goes

Building is 15 storey. It has a separate car park building. No swimming pool, no gym, no club house. Only guard security with maintenance fee probably set at MYR 130 per month.

3 room 2 bathroom at 780 sq ft. It has yet to obtain CF. Can anyone share the reason WHY IT HAS NOT RECEIVED CF?
It is a very big and serious question which I could not find an answer.

Nearest competitor is Connaught Avenue (early bird selling price is MYR 230k with goodies), Sri Angkasa and Puncak Bayan Condo (second hand price at MYR 180k with full facility).

I am interested, but the competition and the CF issue is making me jittery. Something's not adding up.

hi mac .. do you have any details on that ? the apartment mentioned i was there the place is ok location wise but on checking floor by floor there is one floor i noted that the water pipe is burst and all the floor there is flooded.. probly thats why the CF is not out .... bad workman ship...

its way overpriced... is there any agencies that regulates property prices in Malaysia? Its impossible for one who earn 3k+ a month with Car loan and ever increasing expenses to get a loan for that kind of amount. Sheeesshhh
