 Outlook of Seremban Property, Consider still cheap, seremban 2, appreciation, rental prices

For many many years Seremban has been overlook as a potential area for property price appreciation, in today market, Seremban has overtook and became one of the favorite place for buyer to buy property. The reason behind this is its locality, convenient and less traffic congestion. From north to south, you only need an hour to arrive in Kuala Lumpur or Malacca, and because of being a part of Malaysian Vision Valley Seremban will continue to grow as a township. This is not just words but a reality makeup where we can see many major developers such as IJM, MATRIX, OSK, GUH and etc has play apart in the development of Seremban and the old Seremban is no longer the main Seremban. I will select a few example and list out the price of the property and we can see a comparison prices in Seremban and kl. Also appreciation and rental market in Seremban has been positive.

Property double storey terrace house price ranging from 490k onwards ....and these properties located at a strategic location nearby to amenities, easy access to highway which still consider cheap in the market.

Lets look at the double storey semi, one of the area that consider prestige and exclusive in Seremban 2 is aviva green and hilltop saujana duta.
there semi d are at least 40x80 price range from 1.2mil++, which if compare to KL is still cheaper, having a surrounding that is safe and sound and good for children upbringing, here is one example of Saujana Duta Semi D 2 and a half storey corner lot, comparing with its price selling at 1.95mil, how much would it cost if is in kl?

As for the bungalow, Sri Carcosa is one of the most exclusive housing in Seremban 2. Houses are design in modern and variety designs. Wider roads and friendly and cozy neighborhood. Is a must place to stay. A small club house with good swimming pool size and gym and etc. to accommodate the residents. With the price of 2mil ++ you are able to enjoy a 5000sqf to 7000sqf nice double storey bungalow unit.

High rises property in Seremban are doing well too.. from the introduction of Seremban 2 Executive apartment, many people have started to accept living in a high rise building.Prices range from 300k++ with adequate facilities, swimming pool, gym, viewing deck has change the perspective of Seremban society. So as we can see investing in high rise is not a bad idea provided you understand what type of profit you are looking, appreciation value or rental yield.

For a little bit of sharing, seremban 2 rental market is also considering attractive, double storey terrace are ranging from 1800 to 2500 semi d aviva rentals are from 4500 onwards. Sri carcosa 7000 onwards,these are all fully furnished unit

Well i can only say is a process, who would know that kl ppl would accept high rise back those days? Is a trend thing, ppl tend to follow the trend.

If travel to seremban to subang or pj you can use the elite highway, escapes from the traffic. With the hsr, even though is a few years project, things will be much convenient...

Depends what you buy,depends location and depends developer as well , 500k++ still can buy a double storey house.
Appreciation price of the properties some areas up n someareas lesser changes.

Other factors also can affect the prices of property for example bank loan tighten, n choices for buyer.

I cant deny that prices in muar is cheaper but there is no point to compare because there is always ppl who like to stay in muar or stay in seremban, the good part about seremban is in btwn malacca, kl n port dickson, so location is attractive, easy access and many ppl who stay in seremban works in kl because distance compare is alnost the same being in a traffic jam in subang or other areas in kl.

totally agree and now for a bungalow in sri carcosa, 2.38mil you can get one already, a semi d corner in duta 1.95mil, and a double storey sakura corner 850k, double storey shop at plazo going 1.09mil... so seremban is still growing, i can't imagine what will happen if HSR comes in.
