if they are sold 90%, I do not think developer is desperate to sell leftover units. Even Rica Sentul already " sautong" with sales gallery after achieve 70% take up rate. But I do agree based IF based on today's price RM850psf I would rather buy your baby The Ooak. biggrin.gif

No need to see end product... There are plenty of MKH completed properties... And unless you expect to see a 180degree different product from scale model and brochure.

Based on the Bursa announcement... It seems not...

Mkh boss, tan sri Eddy Chen is the Pr1ma chairman... Gut feeling it is part of MKH's CSR or trying to earn some brownie points from new gov.

MKH is not the first one... And will not be the last one to undercut previous buyers.

Many developers already undercut their previous buyers.

Indeed TR main selling point is the location... The weight age of location is easily 40-50% of the project selling point. And another 20-30% is the affordable (absolute and psf) pricing.

Another point that many may overlook is lack of new supplies in this area until future new launches. Unlike area like Sentul, Kepong. OKR, Cheras where new supplies keep coming in.

This is leasehold project and subjected to bumi lot quota (these buyers enjoy lower price due to bumi discount) from local authorities?

Due to restrictions, bumi lots usually will be priced lower than non bumi lots. This will affect the valuation perception of property.
