location is quite bad.
deep within subang 2 area.

only consolation is its relatively close distance to elmina vide the back road linkage.

but again, cannot fathom what prospect are they targeting here.
help uni students wouldn't choose here as there's plenty of options nearer and also plenty of landed house to depend on as well.

well someone have to be brave to advantage of the future of kwasa and elmina... but elmina is a residential heavy township... so wont help much in term of investment wise... kwasa have more commercials coming... but dunno when only will fully completed... lol... if bought this... its a long long holding period....

14 story condo at the airport's landing path? Top floor residence is going to have fun listening to different type of engines, is this even safe?
I see the picture and doesn't seem like the building has parking lot?
How much per sqft price?

it's a dual key for the smallest layout.

I just bought one there. I think this is worth to invest due to potential to grow. This is nearby airport, kota damansara and ara damansara, all nearby rental and price persqft so high. Compare with new project D Sara sg buloh persqft. Just along the road only. Some more Kwasa land is announced start to develop soon. Dash highway and mrt also. All are government project. I believe the price will increase when completed.

I put depo alrdy. Not for investment but for own stay. 839sqf for 462k. Is it worth it? yes compare to others nearby more expensive per sqf

Ya, MRt station is 9 KM away, not good location.
& with abt r 462k, one can find similiar unit around KL !

I went to their showroom. The SA told me is different 50k. btw, i still prefer bare unit..LOL!

Their previous project is DK Senza, DK city, DK twist near taylor...seems rental market quite good at there...

I bought the 600+sqf 2 bedroom
For my unit around 30k for furnitures. The kitchen cabinet and wardrobe feels quality enuf for me. And electronics all uses sharp.
For me, its small and expensive for subang area. But being a not rich person, this is the best i can get in that area since both me and my wife work near there. Btw theres shuttle bus to kwasa mrt and help uni.

This is the place that people overlook.

Try to check surrounding apartment price, some of the nice apartment is selling close to RM300K subsale.

Try to check about the supply demand around this area, demand actually is more than supply.

Try to check the surrounding industrial park and upcoming development nearby, do you know how many work force is around there?

A landed middle room can rent for RM400, imagine a master bedroom, and we talking about 2018 rental rate.

The surrounding apartment valuation is around RM250K - RM350K.

Here, if we talking about high rise building, u got no choices but only have apartment to choose, new project? don't even have other than this, even Malton having a piece of land at nearby area.

Forget about the Segi, forget about the airport and forget about the MRT, look into the living behavior around that area, just the population and work force there able to sustain rental d.

Planning to go look see.....My parents live nearby @ subang bestari.....my workplace is not that far......the 0 downpayment is tempting......Planning to buy n stay there....

I myself lived in that area since 2005 until 2016.....It changed a lot. People used to get rob when going to Subang Bestari back in 2005.

Now its getting busy (Traffic is hell but there are multiple exits, 2 in Subang 2 - KFC and the Furniture Shop, Star Avenue Exit, Direct Exit to Guthrie via Elmina, Direct access to Denai Alam via Elmina).

Star Avenue, Kwasa MRT, DASH Highway, near to KTM Subang Airport, near to Subang Airport (Downside though, noise pollution but my current house in Desa Coalfields is beneath the landing path...much more noise polluted compare to my parent house in Subang Bestari and I'm used to it sweat.gif sweat.gif ).

I don't think there are any condo/Soho available in that area except this and Nadayu 801(Rumah Selangorku). Other than that, apartments.....

Planning to go look see.....My parents live nearby @ subang bestari.....my workplace is not that far......the 0 downpayment is tempting......Planning to buy n stay there....

I myself lived in that area since 2005 until 2016.....It changed a lot. People used to get rob when going to Subang Bestari back in 2005.

Now its getting busy (Traffic is hell but there are multiple exits, 2 in Subang 2 - KFC and the Furniture Shop, Star Avenue Exit, Direct Exit to Guthrie via Elmina, Direct access to Denai Alam via Elmina).

Star Avenue, Kwasa MRT, DASH Highway, near to KTM Subang Airport, near to Subang Airport (Downside though, noise pollution but my current house in Desa Coalfields is beneath the landing path...much more noise polluted compare to my parent house in Subang Bestari and I'm used to it  sweat.gif  sweat.gif ).

I don't think there are any condo/Soho available in that area except this and Nadayu 801(Rumah Selangorku). Other than that, apartments.....

It's a very good deal, demand is more than supply in this area, and selling out quite fast. My friend also bought 2 units from me for investment purpose.

This area is mainly for own stay and very little people buy for investment.
when you have very little investors, it is easier to rent it out but than don't expect the rental to be high. brows.gif

I'm one of the sa for this project. There are 2 sections for this project. Section A and section b, section b is more expensive 17k than section a.

You are lucky if you manage to get any section a unit nowadays.

as i know, for Section A, which is phase 1, only have level 3,12&14 have unit available, other levels no more unit. For section B, which is phase 2, i m not very sure with the sales volume, but the price is higher than section A

Section A almost fully sold out. Section B still have some. According to developer.

Ownstay unit layout almost sold out. Wa, seems like a lot of people choose this property to ownstay. Maybe because of the dash highway near this condo.

Investment wise, kinda not bad, coz land price there expensive dy.

if you're buying for investment then there's uni nearby and coming student and working tenant seeing kwasa damansara will be fully developed in the near future. But those areas, old apartments rental is around RM 800+ So, rental will be good I think.

Just went to the sales gallery and had a good talk with the SA. Only 2 type of unit left. 2 room unit 2B, and dual key unit 1B.

Am looking to buy 1 for own stay, so most probably getting 2 room unit 2B.

SA said construction target this year end complete. Dash highway also this year end complete wo.

Some cons that i can think of,
- No yard to put washing machine outside.
- influx of Help students?
- possible noisy planes?

Some pros,
- good cashback.
- low density

Any other factor I should consider? hmm

Student won't stay so far away and travel by school bus to go for their class. Outside the university, there are so many residential houses and cheaper apartment

Since launching in 2017, those who bought their unit already waited for almost 5 years and now Covid worst still, keep delaying construction and all the excuses.

Hi guys, im one of the purchasers of this project, signed spa on jun 2018, which means according to spa developer suppose hand over the key after 36months from the date i sign spa right? but until now the project was still uncompleted, which means i can claim compensation from the developer once the project is completed?

Anyone have any idea hows the site project process so far? when is it possible to get the key.....

They say unfurnished can get the key first on Oct. But furnished owner will only get the key on January. What a sad!!!

hello, same case with me. purchased the unit in dec 2017. i have email them for LAD claim since more than 36 months but no reply from them almost 2 weeks. Call the office and they said got exemption from government since covid. but this not the case since the project already delay before covid.

also my one fully furnished unit and bank already disbursed 100% lone this week but they said key can get on Jan only. how is it possible ya even tho not receive the completed unit as purchased but already pay 💯

this one ... Too many subcontracts. and workers not getting paid . they go . another come again .. then they goo ....

Also lots of complaints from near landed homes ...


Some works are still going inside . No full finished . I think lobby area and all still need to complete.

Previously I rmb the agent told me will get it after vp. I just dropped email asking them the date to get key and when will get the cashback.

Monday will try call them.

owner moved in already? saw lights in the units when i drove past at night. This apartment is really close to the DASH, like less than 500m. Going to Kota Damansara probably like 5 mins.
