 How much it costs to repair/change roof tiles?

Hi all, anyone has experience about how much it costs to repair or "change" roof for shoplot unit arounf 1400sf? (Due to water leakage)

Quotations I received:
1) RM6000 to change around 300 pieces of roof tiles.

2) RM15000 to change around 1400 pieces of entire roof tiles.

Repair works including checking, remove, dispose, replace and fixing broken spot with silicone.

Are these charges reasonable? Please advise, thank you.

What about the timber inside the roof ? Any thing to be done ? If just change tiles only the price look quite expensive

Called a random contractor, quoted me around that price as well.. (slightly cheaper)

Why dont you just change the entire roof to metal roof with PU since it is a shoplot unit. This can help to solve your leaking problems and reduce the heat also. The price should more or less the same.

If Changing the Whole roof with PU Roof the price should be about RM15k.

And the PU Foam will help to reduce the noise and heat and also solve the leakage problem rclxms.gif rclxms.gif

My previous office also facing west, both the windows facing west tinted double layer and put a normal blind only.

My unit around 1.5k sqft, I guess normally need 1400 roof tiles.
Noise of raining right? PU can last longer than ordinary roof tiles?

Tinted window helps to reduce heat? Blind=sidai/langsir?

Yes. It can reduce the raining noise since PU Foam is a heat and noise insulation. Metal roof if not near to corrosive area, it will definitely last longer than the normal concrete tiles.

Last time i choice tinted window as I dont like the windows always block by the blind and would let some light come into the room. Of course I also install the blind.

Contractor told me:
300 pieces is expensive because of not gonna rent crane, so it's purely physical lift to third floor. (My unit ks 3 floors)

They did not mention abt the days, I guess not going to be short as this is most likely one man job as per advised by contractor.

yes, contractor told me that. If i change entire roof tiles = 15k, what I paid included crane rental.

my latest quote is below RM5000 for repair (aka exchange) 300 pieces of roof tiles (normal quality, I guess material cost/tile=RM3)

I have mine fixed at about rm8k lately, but is not just the tiles , their workmanship is the costly part but I find it reasonable. We can buy the tiles but there are many more materials used that we don’t see. I spend a good 10mins outdoor to monitor the boys but couldn’t take it any longer 😂 for them to work under the sun, heights , quality , workmanship all counts ok la
