 Melaka House Renovation Cost 2017, Melaka House Renovation

Hi everyone house renovation newbie here, I come from Melaka and I found that lowyat got very few thread about renovation cost for Melaka house owner, that why I was thinking to share my quotation list here for you guys see, compare and discuss.

So, my house was a second hand 2-storey house with a dimension of 16'x60', actual living space only 16'x40', front 16'x15' is car porch no balcony, back 16'x5' is "indah water hole" area, so a lot of things need to do.Last week I got my quotation from the contractor and the contractor was asking for around RM80k, here my self-drawing house plan brows.gif

here is the list they give:

1. building and extension

-build front balcony(16'x15'), meaning car porch there add balcony
-back house extend(16'x5',including upper & lower floor), lower floor is for kitchen area and upper floor for bedroom extension, meaning the "indah water hole" area will be converted into big kitchen, up until upper floor bedroom also extend to same dimension 16'x5'.

(Note: They will call mixer truck and crane) blink.gif

2. electric/wiring part:

-48 led light bulb point (for both upper & lower floor, led light bulb not included)
-20 plug (for upper & lower floor)
-4 electric point for fan (fan not included)
-2 electric point for hot shower machine (upper & lower floor)
-1 cable for auto gate(gate not included as well)

(Note: They say need around 10k for whole house wiring) blink.gif

3. plumbing part

-2 toilet renovation (upper and lower floor)
-add 2 water point for balcony & car porch
-kitchen

(Note: All plumbing accessories not included)

4. tiling part

-car porch (dimension:2'x1', type: not specified)
-living room (dimension:2'x2', type: not specified)
-bathroom (upper & lower) (dimension:2'x1', type: not specified)
-kitchen (dimension:2'x1', type: not specified)
-upper floor & stair(dimension: not specified, type: vinyl flooring)

5. plastering part

-car porch
-upper floor and lower floor

6. total 6 metal door with metal door frame

-1 for back house kitchen area
-2 for bathrooms (upper & lower floor)
-3 for bedrooms

(Note: They say door around RM500 each (door + frame) )

7. ici paint whole house (interior & exterior)

After all this, what did you guys think about the quotation price? Is it reasonable or not? confused.gif

Mind sharing who is the contractor? PM also can, just to know whether same person or not.

I did mine about 2 years ago, also about the same amount of money. Seems reasonable if you ask me, but they will ask for more money if you have extra request, trust me, you WILL have extra request.

1. building and extension

Just did kitchen extend and switch kitchen back into a room
Granite kitchen table top
Plaster ceiling
Turn the window into a full glass sliding door in master room sealed an existing door to the balcony

2. electric/wiring part:

use back all existing point
38 LED bulbs point
Alarm wiring
added points in kitchen
reused point in bathrooms
changed all switches to new

total about 4k+ i think cos charge separately, the 1st wireman screwed up and run away, 2nd one finish the job



3. plumbing part

fully renovated 3 bathrooms
kitchen plumbing

(Note: All plumbing accessories not included)

4. tiling part

retiled living room floor with 2x2, kitchen, bathrooms up to plaster ceiling level

5. plastering part

-upper floor and lower floor

6. door

-1 security door for back house kitchen area
-powder coated metal door for sliding glass door
- powder coated window
- change all flap windows


7. got a friend to intro a painter saved about 2k but regret till now (interior & exterior), he did a shitty job

Note to take:

they install the grill on the windows without proper drilling e.g. strait drive the screws into the tiles and walls damaging them in the process
they messed up the granite top by using the leftover tiles at the bottom of the granite top so very ugly patches, ask them to retile FOC

Actually that contractor was recommended by my friend, only know the contractor name is Mr. Hui, not pretty clear about other stuff because right now I was trying to survey a bit first and compare with others to avoid been "potong" terlalu banyak tongue.gif

Yeah...during the first time on-site inspection, the contractor say only the wiring roughly need 10k, blink.gif cuz they say they will tear down all the old wire, then install all the new wire from upper floor ceiling until lower floor, all the wire will install neatly and will not been seen. After hear that number, pening kepala rclxub.gif

How old is your house? mine is more than 10 years, but the wireman did not recommend me to tear everything la

Suggest another contractor to quote. If you have time to manage this people, then get separate people who are expert in their field to quote eg contractors to the extension and tiling, electrician do their electrical stuff, painters do theirs etc etc.
If you get one contractors to handle all, they will definitely top up some charges for their time to manage all these people.

80k is reasonable. Included the tiles and door right?
For wiring and electrical part, make sure they use certified cable brand like mega. Do you replace the DB box?

If you are amenable, consider downstairs except for kitchen and dry area and utility, go for marble. It's better than tiles in terms of humidity control...major plus in our humid weather. Hot afternoon, the house still cool and most importantly, dry. Marble absorbs the moisture and lowers the humidity. See here.

In the kitchen, dry/utility area and bathrooms, water repellency of the flooring material is desirable hence tiles is the natural choice.

For bedrooms, non slip tiles near bathroom is desirable if non-tile flooring is chosen as they act as the vapor barrier. Some transition a 8",10" or 12" tiled set back from the toilet door.

Bathroom floors, I suggest non slip tiles or even better rough ones esp in shower and traffic zones. A 2-2.5' matt tiles can be used where WC and basin and cabinetry goes over. Testing can be done with water over a sample at a tile shop. 25% of accidents in the home occur in the bathroom.

Yeah, all the tiles and door for room, balcony, kitchen(a.k.a backdoor) semua included, but the contractor say they do not include the main gate, they say main gate around 2k plus cannot "bao", must buy ourselves.

And the DB box they say will relocate to other side of wall and put new & modern punya DB box. thumbsup.gif

Previously, I was planning to use only tile for all the house, but the contractor suggest half vinyl flooring, half tile. Now I am confuse on which one is better and which is cost more. I got google a bit and found that in term of price from cheap to expensive, should be vinyl flooring --> tile --> marble? Correct? confused.gif Do correct me if I was wrong.

Generally but I'm sure you can broker a good deal if the quantity surveying is done and you can agak how much is required. Broken marble can be had or if available their residual chips or fragments if the sifus do recycle. The trick is to get a marble sifu. If he does tiles that's a bonus. Search this sub forum. Many threads on marble. If your contractor can't source get from supplier or polishers. They may have marble sifu contacts.
