Lower rental doesnt mean can rent out, if the entire area owner also go towards cheaper rent when cannot rent out then u can expect price keep coming down until negative, and that will cause future problems difficult to push up the price, sometimes u just cannot do it.

It is more expensive than KL smile.gif also inconvenient and inefficient tongue.gif Any good malls you can reach by public transport? laundrettes? I guess must be some given it's a university town.

well, it is still developing. looking at the development planning now, it a quite good sacrifice for better life in the future. Dont get me wrong, of course staying in a place which have all the convenience is good, but the place is packed like sardine can, traffic like shit, not to mention the immigrants etc2.
every person is different. unker prefer serene city skirt area

Too old to wait that long lol smile.gif traffic doesn't really bother me (that's why all those rail networks exist) and it's not really packed. There's really nothing wrong with immigrants, they are generally good people who do the work that needs to be done but the locals don't want to do them.
