The compensating factor of sendayan due to the lack of what you mentioned is solely on its build up area of the units. That's the only strength of the project and the price factor. This is where buyers profile are mostly those upgrading from high rise lifestyle to landed for the same cost or cheaper.
Especially from areas where 400-600k can only get you a 1000sqft apartment/condo. So they would need to sacrifice some travel time to work from wherever they moved in from. Just to experience the landed lifestyle living in a 2500-3000sqft build up unit which is typical for sendayan.
Other than that, sendayan wont be attractive to the rest.
