No malls, all wayang kulit. Then they say population not enough. But never say all this when launch and selling the idea to customers.

Mall project to be launched in 2014,15,16,17,18,19,20 now year 3000 i think.

I agree with you that the land size is just enough for hypermarket.

Earlier i said its a shopping mall is due to Clover Residence Brochure. After reading this forum, I doubt Matrix on the shopping mall plan hmm.gif

Just wondering with just obtaining city status with population of 600k plus...what is the hurdles matrix or any big players to construct a mall in BSS... cz if thy do the entire negeri sembilan population will flock in mayb not a new hospital cz i supose there is enuf pvt hospital in seremban for now...there should sumthg else investors dont want to invest in BSS...

Gross dev cost to built house in ns avg. Rm280 psf. Selling price avg. Rm230 psf. Developer easily earn profit 15% to 20% in short term. Probably 2 yrs when house completed and if got ready buyer.

Meanwhile, to build theme park requires huge capital and the payback or return may up to 10 to 20 years down the road with irr of less than 15%. Not even worth if they use their own land.
