My friend's client has a mart for sale for RM230k complete with all the thing inside it

The location would be area Setapak.

Some info to consider

1. Per day average sale was RM2500-RM2800
2. Current rental is RM1200. There would be a cafe on the way and once it is done it will be RM2000
3. Currently he didnt sell beer there so if u do the sale would be doubled
4. Here the simple breakdown
Top Up : rm500
Cigarette : rm500
General sale : rm1500-rm1800
5. The mart is already operated for 3 years


Reason to sell : Apparently he is a foreigner that is going back to Saudi after raya.

dont fall to trap. there no mention per month rm60k he mention per day. i repeat per day. rm2-3k. thats not mention MAXimum OR sales paling rendah berapa.

bussiness mart cash sales tinggi. profit yilek.

Biggest concern of buying over proprietorship business is there could be hidden debts that's not shown in the books. Would be bad if later some goods/assets are taken back by supplier when you thought you bought it from the business seller.

60k month sale for convenient store isnt that good actually just ok only

if u take out cigarette and topup

only making about 35k monthly with 25-30% margin around 12k before deduct utilities, wages, product loss (from staf and customer)

and staff turnover sure very high too

net profit less than 10k before tax,

ROI too long to get back 230k , from the pictures the product on shelves barely worth 30k , minimal renovation , racks and chiller worth barely 15k , and convenient store require good cctv system at least 8 channel decoder that ?cost 5k

and mind u most convenient stores are experiencing degrowth instead of growth due to aggressive expansion from all players

those who said its a good deal clearly have never operate mini mart before

lets say you open one, next door shop to his, how much needed? 100k? stocks and outfitting the place interior.

from the pictures , racks , shelving and chiller look too minimal probably barely 15k , and stock worth 30k (not sure about storage

and no mention of cctv system fitted

i'd say even including lease 6 months lease , definitely can open for less than 100k

but it also depends on location.. visbility and accessibility are super important.

also competition in convenient retail is really high i forsee in the future if our local groceries store do not evolve into something like family mart many will die out unless u r resilient enough

also stock management which highly related to manpower because high likely ur own staff might steal products or did not scan the product so investing in cctv is necessary unless u urself are there all the time or reliable family member always working
