They will still claim it being proximity to Bandar Sunway despite it will not be close to the center anyway. Haha.

If higher density would have minimum of 800psf. Demand of room rental is close to 1k per room for nadayu already and 600 per room for the nominal one. Good upside for those who have extra cash and vested interests.

Built up: 892sf – 1,788sf
Indicative Selling Price: from RM732,000 onwards

So it is 800+ psf for higher density.
And justify the guesstimate as the developer is Sunway 😁

Semi D-Bungalow in the sky is a lil over-rated for this price. However worth to juggle btween this and Sunway Mont.

if to support them, sunway mont at 8xx psf is a better buy.

Yeah, I also heard EXSIM has humble starts by delivering good workmanship and materials. But not able to validate / verify by myself.

I think Sunway Serene. At least on facade and environs they are better, got lake somemore. And.. Sunway properties proven to fetch good rentals at this area.. But the concern is, since WD is known to be semiconductor factory / manufacturing plants, will it dispose noxious chemical waste, be it dump or airborne??

Saw the land clearing is in process..

Yeah this is what I heard from their project team..

Btw, their stock price has touched 4.0 !! With positive announcement by Jeffrey Cheah on dividends and warrants.

Hahaha not VIP but booked their project b4 hence received the newsletter. I have been following Sunway stock for quite some time, i call it "grandfather stock" as technically you won't see their RSI/Volume/Price fluctuates a lot over the time (except this round whereby Tan Sri is making that announcement) - fundamentally it is good, hence by timing the entry and keeping for medium term you may still able to make up some pocket moneys. The group will embark into Healthcare for new revenue stream on retails.

Expect one month RM 500 for standard unit.

892 sq ft x 0.26 = RM 231, seems hardly happen in Sunway History. But we shall trust the SA 1st.

Just for reference, Geo Residence is RM 355 with the Store Room, plus Rm 35.50 for Sinking fund.
