Heard that recently the lake is smelling

I thought this issue has been addressed long before, usually lake or river will smell when it rains or humid

Nowadays with youtubers like Sean Tan posting lots of videos and educating the public, agents have to work that much harder to secure a sale plus answer lots of questions. This is the future going forward and buyers are less and less gullible.
*
As a developer staff I saw too many agents misselling with my own eyes, in the end responsibility go back to developer

Im not any agent and not even from developer sales team. And im not trying to challenge ppl with any trick or wat. My point is if you're really interested to know more about a project, you shouldnt just make a call and ask unnecessary questions eg asking the opinion by comparing with other nearby project. If basic questions still acceptable. I wouldn't blame you entirely, perhaps that guy is not playing his part well. Even if you're treated badly, if you're really keen on that project, you shldnt be complaining here and giving those unnecessary excuses saying the sales staff attitude that pissed you off and so you wouldn't considering buying or what. Just make a complain to the developer. That's it.

Anyway, you sound to me that you're not a keen buyer. If so, don't talk like you will get one if not because of the bad staff attitude. I know customer is always right. There is always limit. I think you might have crossed the line that triggered the staff. No offence tho. Just a piece of advice. Be a smart customer. smile.gif
*
I would say you can ask questions on the project itself, not ask about what developer staff think about other competitor project
it is considered as chit chat which I guess their sales staff perceive you as not a keen buyer, is hard for other to comment since no one know what conversation between you and them

I don’t get this. It’s part of market research to directly compare with your competitors. I don’t see why that’s an issue. For Sunway Belfield sales, they were directly comparing to Opus. So I don’t see why it’s all fine when you compare favourably compared to when you don’t.
*
hard to explain to you but i kinda understand how the sales staff feel
obviously it is normal to compare to other project, but I do get calls from our hotline as well, you seldom heard them calling in asking about other competitor project

There is a strong feeling of thinking this person just want to chit chat
Not to say ignore potential buyer, maybe agents will be more happily to chat with them
Developer staff hotline usually answer project inquiry, not just chit chat, maybe the staff invite him over to gallery but he insist of just chit chat something other than the project thru the phone.

I agree with the guy opinion where he must have ask something that is not relevant until the sales staff get pissed off
Anyway again nobody know cuz we don't know what they talk in the phone

Sry if I offence that guy, no one know the truth if you are not the direct party

very simple, think from the sales staff angle, if client call in belfield hotline and ask you what you think about Opus and ask you which one you think is better, Belfield or Opus, what you want to say as Belfield staff?

Agents wouldn't have this issue as they can always swing to other project

Normally you wouldn't call in a developer hotline and ask how they think about other developer project
You expect they talk bad about other project or talk good about their competitor?

lol

ha. this voice down to training.

if someone will call and ask about other projects, you can always emphasize your strong points, and invite potential customer to come to their showroom.
If the sales person dont even know how to answer, he/she can politely request the potential customer to come and view their showroom.

NOT CHASE PEOPLE AWAY.

It this also cannot handle, then either the staff got problem or the training director is lousy!
*
of course we all know this, and I never say it can't be handle

I believe the sales staff received so many calls before and definitely not a noob on handling inquiries like this

If that staff behave the same all the time then I am sure lowyat here definitely will have people mentioning it
Anyhow again only the two know what's going on

Finally as a client who call into a hotline and ask what they think about other ppl project
The sales staff sure say is their project better la right? haha

Then it’s about using facts or marketing speak. For Belfield - cheaper enough said. For Serene - own stay with river, medical facility bla bla bla.

Fair enough we don’t know how the conversation panned out. Though I did get a bit of the arrogant vibe from the Sunway SAs.

I know how sales staff should answer and they know how they should answer but it turned out they don't follow what they should have said lol

overall build quality is okay. my unit got some defects i just submitted so see how it goes. but i realised alot unit no privacy due to them putting windows in the hallway rather than concrete up the whole thing like tropicana gardens did. at this price range i expected more privacy. for example the 2 bed 2 bath units the yard can see from the hallway. i thought only cheap condo do this. so ppl from hallway can see u do laundry. and the second bedroom in the unit face the other second bedroom in the other 2 bed 2 bath across from you so if in room 2 i feel no privacy at all. even in type g the most expensive unit the yard can see from the hallway. paying over 1 million for this unit not to even have basic privacy to go about doing ur house chores. for type c also quite bad as their yard is directly facing the rubbish bin room. right across from yard is the windows of the rubbish bin room. if the rubbish room smelly maybe the smell can go into type c from their yard and the smell go into the kitchen from yard and in the end house become smelly. and from hallway can look into their kitchen so ppl can see you cook. ofc i know rarely will have ppl in the hallway walking thru as the units mostly tucked into the corner. at type c area only have two other units so not many ppl will see into ur kitchen but still at this price point i would want total privacy. not sure about other unit yard but for type a and c is very small i doubt can even hang clothes. type b yard i think doable to hang clothes but need motorised hanger. floor space too small to buy the standing plastic thing to hang clothes so must need hang on ceiling but too small to keep a ladder so must have motorised hanger.

facilities they did nice. everything looks nice but only time can tell if they will maintain it well and if the material quality they use stand the test of time. they also have herbs garden so can take what u want and use it in ur cooking. i also like the fact they got 4 EV charging stations but i feel maybe too little. for now maybe okay but in the next 10 years maybe not? guardhouse entrance very big and got total 6 lanes at guardhouse 3 going in 3 going out of which 4 will be for residents. this would reduce the jam going back home. but the private road they do leading up to the condo i think gonna be very jam during peak hour bc will have ppl not even live there would use it as well to try and cut some jam. after enter entrance greeted with very nice green scenery. the parking ramp got 4 in total. 2 up 2 down. the parking ramps at the back is normal sized but the ones at the front i like the fact at the turns that made the width alot wider. this allows big cars like alphard to go into parking very easily. got one access card for lift and doors and one for car. i think better use rfid for car so when go in dont even need take card and stick ur hand out for gate to open. hopefully over time they will switch to rfid.

this wont happen if there is no yard biggrin.gif
