His unit could be one of the very few with 4 individual car parks, consider unique so either he is letting go cheaper than developer or the buyer like the perks of 4 cps.

The overall price is not cheap, though the specs is consider good.

Shouldn't be any issue since they provided 6 lifts and only 10 units a floor.

The downside is only the price is quite killing and no convenient commercial nearby. But the space is good and material used are quite good.

Recently notice those development with some big sizes like 1500 sq ft and above now, ppl tend to select lower floors.

Depends, if low floor, the noise is obvious when the vehicle is approaching your highrise and afterwards.

For high floor, the noise is obvious at first compare to above but is more sharper.

Assume if 10 cars travel the LDP (smooth driving road) at low speed at night, Level 40 can be less noisier than Level 10.
Assume if few motorbikes speeding at night, Level 40 will received much sharper and obvious noise.

It was based on my experience for my low and high floor facing Kesas, but I am sure LDP is better.

Exactly, Malaysian motorbikes probably the worst I had ever seen, no matter I am the road or off the road. Some purposely accelerate to show off their noisy exhaust pipe.

If own stay, I will try my best to avoid facing highway like Kesas, Federal, MEX and probably LDP.

Back then, one of my low floor unit might be less noisy than the one high floor, but very dusty.

Proposed to management if can do tinted for such rooms.

Otherwise, very difficult to forever put the blinder / curtain and closed it due to privacy espeically ladies.
