these days, new property is not like bygone days when it took 2 to 3 years to complete. It has extended to 4yrs or longer.
longer completion time not only means more wip interest paid but also caused uncertainty of one's plan. 4-5 years is a long time to prepare to move into your new home. Circumstances change, family structure changes, better home may come in, career changes and etc......you should find a product that not only good for ownstay, but also good for investment, JUST IN CASE there is change of plan, so that you wont be stuck with cash sucking property that you cant flip, rent or ownstay.

I totally agree with you Bean. One plus point about Serene whereby we are given 54 months deferment which we serve no interest till completion.

I was actually scouting around for a condo in MK and since i already have a landed property i wasn’t in a hurry to move. Reason from landed to condo is because of security. From the first day i saw the carpark (which is now serene) being vacated, i told my wife that if this is going to be a condo i will definitely buy due to its location and since i was raised in pj i feel pretty comfortable living in this area. Plenty of food and malls.

For me MK is a little too congested although i find the environment to be somewhat conducive. However, serene feels more strategic and i find its deferment package quite attractive.

LH or FH doesn’t matter much to me because i don’t think i will stay here forever or even for my kids.

Talking about density, i am guessing any mature area a dev will build to its maximum to gain as much possible. Also i am fine with serene because of its layout along with generous 4 cp.

For view, i’m happy as long it is not directly facing the highway, HTC or factories.

Small things like ac, you can always change if it breaks down and bath tub, i guarantee you will hardly use it.

What is lacking and agree with you is the cheap balcony facade, design of the condo and density per floor.

Other than that i am pretty happy with my investment.

facilities they did nice. everything looks nice but only time can tell if they will maintain it well and if the material quality they use stand the test of time. they also have herbs garden so can take what u want and use it in ur cooking. i also like the fact they got 4 EV charging stations but i feel maybe too little. for now maybe okay but in the next 10 years maybe not? guardhouse entrance very big and got total 6 lanes at guardhouse 3 going in 3 going out of which 4 will be for residents. this would reduce the jam going back home. but the private road they do leading up to the condo i think gonna be very jam during peak hour bc will have ppl not even live there would use it as well to try and cut some jam. after enter entrance greeted with very nice green scenery. the parking ramp got 4 in total. 2 up 2 down. the parking ramps at the back is normal sized but the ones at the front i like the fact at the turns that made the width alot wider. this allows big cars like alphard to go into parking very easily. got one access card for lift and doors and one for car. i think better use rfid for car so when go in dont even need take card and stick ur hand out for gate to open. hopefully over time they will switch to rfid.

The largest units Type H and Type G you cant see the yard from hallway. Also hallway to Type H, E and D will be fully enclosed. You can also opt to close up your yard with windows. Need to re-check your facts.

A simple terrace landed in pj will require 500-1mil or more to renovate. So its paying 1 mil+ for the property and additional 500k-1mil to make it look nice again. And most older landed props are not gated and guarded, no facilities, limited carpark space and narrow roads.

Also how are you going to pay for your renovation unless you have the cash. You wont take a loan for the house and another loan for your renovation. Just too much hassle compared to buying a complete new unit.
