Propertyguru listing 446units for rent. Serene got 894 unit total. Another project bound to fail?

Room facing walls, slow lifts, dark corridors, smelly lake what else?

At least their facilities are nice

Price is not cheap, so many buyers buy for renting out? Can't cover the monthly installment

I'm just listing things based on my observation when viewing the unsold units.Corridor was not bright at all. Lift had to wait for quite long but the SA said 2 out of 5 is not in service 'on purpose'

The unit layout also very depressing. Imagine you pay 1m and windows for 3 out of your 4 rooms are facing walls/other units very close by

When taking buggy from sales gallery to the condo really can smell wor. Idk if its the industrial smell or just lake smell like that.

Then I saw propertyguru so many listing for rentals. All I can say is good luck to the investors. I really cannot see how this condo value can increase anymore since it is at such a premium already

Rentals unit will face competitions with nearby units, Plaza Glomac, Paradigm, Icon City, the existing ones next to Giant Kelana Jaya + upcoming at Giant Kelana Jaya

Me personally I went ahead and booked sunway dhill just for their layouts. You cannot beat 4 rooms all facing reserve forest and morning sun. When you add in the balcony size, it's just wow.

Whether I go ahead with this dhill booking is another matter. Maybe I prefer landed idk but all I know is for me after viewing both, I like sunway dhill much more than serene

most are repetitive... one unit maybe got 10 agents listing... is impossible to get actual units rent out and own stays

Pretty sure all are try luck listing, i daily receiving calls of CEO , Manager , Family all want to rent my unit

Lift is not slow, maybe that day you unlucky got the 3 lift which is not working. Tower B initially have this issue during early days of VP.

Corridor is not dark at all, you can have a look again.

Lake seriously i not sure why everyone that drive says its smelly when i walk around its ok. Anyway i have nvr encounter smelly lake from any of the lower floor G to 6th floor. Pretty sure the units facing the lake don't have this problem (mine included)

My prediction - sunway D’Hill buyers are gonna be frustrated every weekend.

That sunway D’Hill surrounding road is packed full of cars parked every weekend for “nature lovers” to go hiking.

I would know. My current apartment is the one next to D’Hill. And I am also a sunway serene owner.

D’Hill area is nice to stay, but it has its cons, the weekend packed parking is one, then occasionally you’d have rempits from the surrounding low-cost flats, police frequently patrol the area at night, my car was stolen before here, so it’s not that safe - too many low cost flats/apartments around.

It’s also a dengue hot spot area (me and wife have both had dengue here). Just few days ago all the units in my apartment complex got free dengue treatment from government officials to put into any stagnant waters in our unit 🤣🤣🤣 I can’t imagine 50 floors of D’Hill gonna get government officials going to the unit one by one handing it out, hahahaha

Monkey is also a nuisance at D’Hill area - they will mess up your rubbish looking for food. And D’Hill area is a Malay/Muslim majority area (if it bothers you) there will be prayer call 5x a day, and you will hear it at 6 am in the morning.

Not to mention the horrible traffic jam every morning trying to get out of this area. Expect 30 mins for you to travel from D’Hill to LDP during peak hours. Bottleneck at ikea area there as too many apartments & condos.

I like staying at this area, but since I have the apartment next to D’Hill, that’s why I bought sunway serene. I can have the forest view and mini sunway water park at serene.

Yeah I read your same view in the dhill thread before.

Oh yeah, last time it was nice la wake up sometimes got forest smell, but now it’s mostly fogging smell…almost every week the government does fogging for the dengue mosquito here.



Didn’t use to be this bad on the dengue, but it’s getting worse, don’t know when D’Hill is completed the situation will improve or not.

stayed in for 2 months now, love the place and yeah i didnt buy for investment, bought for own stay. nice neighbours

Im quite sure every place got its advantage and disadvantage, no point saying which is bad or good. If you decided to buy at a certain place its your perogative. We cant say since i buy iOS then Android sucks right?

If you are a resident i believe your action and attitude can bring value to the place itself. Wont go around hammering other projects so my project can look better and get better value

Yup we all have different preferences. Same like argument undercon vs subsale. Some people like to see actual finished product first so they don't get blinded by developers promises.

Anyway what's done is done. I viewed the available units and I didn't like it because of reasons stated above. I'll go away from this thread now since it's not in my interest anymore. All the best to you guys!
