I was at the eco ardence showroom after Chrismas for phase 1 but there weren't many choices. Also was told can only buy at 2 mil and above. So there you see hmm
Property is an illiquid asset it pays to be cautious . Many of you guys here seem so good and insightful any advice will be much appreciated. |

QUOTE(klangvalleyrookie @ Jul 20 2017, 08:45 PM) If buy for own stay, very depending on individual preferences. Need to personally go 'feel' it urself. Btw, if not mistaken, foreigner only allow to buy landed strata in S'gor, which is EA in this case. The idea to buy a house arised when we were in the Kelang area to attend a close relative's wedding and they complained that we hardly visited them.General comparison between EA vs. SEP ~ Land title: Strata vs individual ~ House design: Uniform vs variation ~ Renovation: Limited vs flexible with conditions ~ Greenery: Less vs more (New vs matured) ~ Density: Higher vs lower ~ Psf price: Higher vs lower ~ Security & maintenance: Strata development has upper hand in paper but in real world both some what similar. So they brought us to the eco ardence showroom... Yes, we were told landed strata for foreigner is minimum 2 mil in Selangor and Penang. Lots of thanks to the many relevant points raised. "Uncontrollable dust" never crossed my mind |

QUOTE(BEANCOUNTER @ Jul 26 2017, 12:36 PM) lets me add:- SEP seems the better choice but I realised now that non-Malaysians are not allowed to buy.¬ mixed development vs Malaysia largest collection of smd and bungalow only enclave ¬ normal club house vs almost full fledge club house with football field, tennis court, basketball courts, squash and futsal beside the normal offering. ¬ normal houses with garden vs each precinct comes with own themed garden, waterways, pond and 'lake'` ¬ dunno about density in EA but in SEP, 4units per acre on average. Different country have different set of rules. In Singapore where land is scarce foreigners are not allowed to buy GCB(good class bungalows). |
