The last i enquired about 2 weeks back, phase 2 entry price for smallest semi-d would be 1.4mil which is rm100k cheaper than phase 1. The reason is also due to smaller total built up area. Maintenance fees as usual around rm600 (approx.) but the phase 1 environment  / overall facilities would be better.
