Garden home is like... like someone put it nampak mcm semi-d tapi bukan semi-d coz the second half of ur house is joined with neighbour. First half is side land, mini garden.

Ya the semi-d is 'tiny'. Nama jer semi-d. Overall, the built up is getting smaller and smaller for all types. Eco Glades semi-d is sold at 1.7M-2M after rebate. 41x95 with proper 'central park' that comes with water features.

QUOTE(angelatby @ Jul 1 2017, 01:23 PM) Hi what do you mean by minus 10ft ? usually it meant the built up already isnt . setback is setback . I'm surprised u said that. The width dimension is your overall house compound. Not built up. Built up is area inside ur house two floors combined. 24 feet width for a semi-d is small leh. Don't add the 10 feet side land. |

QUOTE(angelatby @ Jul 2 2017, 06:07 AM) Need to open up the mind for modernised designs. Look at Zero Lot, is that really a total bungalow (when it newly came out) seriously I think the type of house that is mentioned in your spa will determine its future value? It looks like link house in semi-d's clothing so to speak. Link house is too cheap looking but in order to make it more 'posh' and sound reasonably priced so that they can sell in bulk, they came out with this idea. Oh yeah, Eco World did mentioned these are semi d and bungalow : does it really matter what is in SPA. Or maybe they did the wrong approach this time, should just follow the usual approach of a total semi d and bungalow. To me, as long as is properly executed : we will see semi-d / bungalow sizes getting smaller and smaller just like terrace house lol. |

QUOTE(angelatby @ Jul 2 2017, 07:23 AM) no lah. they can view the actual unit to get a feel themselves. im pretty confident to say this Ardence will have the unique sides than of usual semi d. i disagree your last comment, why would Eco World do that, Is more of a challenge due to smaller size semi d. Break out space. Understood but definitely not a proper semi-d. Refer 1 : current proposal for pavillion / garden. You still get yoir own roof and 10' compound. Refer 2 : my proposal, if i elevate the room / lounge up you get a floating box you still get your own roof and 10' compound. i will market it as semi d but yeah you can term it differently. pavillion is more focus on the lounge whereby garden more of garden views. I think to share wall or not to shall with neighbour is a very critical thing because it'll determine the type and its selling price. Had they chosen not to share wall, this pavilion home would have been more expensive and be viewed as true blue semi-d. However, having said that I won't mind buying one coz certain layouts are quite nice, albeit small. Just my one cent.

QUOTE(angelatby @ Jul 3 2017, 12:11 AM) the other way round. bitter buyers must die die have side space a clear cut semi d. must have the name semi d when stay in semi d. Absolutely! It distinguishes the class and level. I feel like there's a reason a semi-d is called semi-d and not pavilion. Just get over it i couldnt care less, if i stay is i likey (gosh i talk like you now!!) |

Neither here nor there. A hybrid? Bottom line is it's NOT Semi-d.
