its the theory of supply and demand of property below 500k.

who is controlling the supply of properties? it seems like no one is controlling bcos dbkl keeps on dishing out licences for developers to launch mickey mouse units whereas rumawip prima also launched non stop also.

who will eventually stay in them??????

Nowadays there are still a lot of people working in KL city.
M-Vertica is worth because of the location. This is a very good for those small family. Tower A almost finish booking. Now MSH release Tower B for booking already.

** 400m covered walkway to LRT & MRT interchanged Station (now operational)
** 500m covered walkway to Aeon & Sunway Velocity Mall
** 2 station to TRX - Tun Razak Exchange (Malaysia Financial Hub)
** 3 station to Bkt Bintang & CBD KL
** 3 mins to Ikea & MyTown Shopping Center
** 8 mins to KLCC

M Vertica is a super high density, not high end property, rather, it is a low end property.

High end property has a hallmark of low density.

Anyone has statistic on the demand of this 400k-500k 2 or 3 bedder property segment? Developers all jus build x 3 and investors just buy x3. When u see ppls crazy about it like all pics shown in ptml bbb scene sky apa apa aki apa apa JL apa apa..better run fast

I dont think got such statistic. Even have also can be fake one.
Malaysia those statistic none can fully trusted, money can do almost everything in Bolehland!

U hear from all developers' strategies in their press conference..all targeted this segment and ll continue to do it in 2018..when come to 2020...this segment could explode...especially the quality not there and ppls feel like it is mid low cost feel with high density....ppls may turn their attention to buy slightly more expensive products in secondary mkt instead.

dun worry

better build more cheap house that cannot sell then build more highend property that cannot sell.

like i said much earlier, construction sector contribute to GDP quite a lot.
without this gdp how gov is going to say the economics are in top shape?

In KL, to see a cheap ghost apartment is almost impossible.... Me no think so....
But luxury ghost condo got slim chance geh...

P/S.. Before l forgot, cheap apartment in my definasi are those with average launching price below RM400....MV is out.

Have to say that the population grow and new migrants from other states means property with good price still can tahan la. Just that dont expect huge profit lo.

Don't count on it. In my hometown in Sarawak, there aren't much job opportunities so fat chance most will remain there after while, regardless of good times or bad times. Like me and a close friend of mine, we're both currently working here in KL city. My friend is more fortunate coz his parents also moved here as his dad found a job in Petronas. Same goes for my acquaintances and friends. Most of them are working and living outside of my hometown (some in Selangor, some in Kuching or Sabah and some went as far as Australia to work and live there).

As long as KL and the Klang valley have an abundance of jobs and offer higher salary compared to back at home, then of course the majority from the neighbouring states will flock here to seek them.
