Any view or opinion is appreciated. I have an extremely difficult tenant who has to be reminded monthly to bank in the rental. And in the latest month , after agreeing that he has to bank in the rental together with late payment amount (as agreed and signed in the agreement) , he proceeds to bank in the rental amount only.
He has been my tenant for 3 months now and he is a Yemeni. What else can I do to avoid this hassle ? I also intend to make a visit to my unit one of these days after informing him of course just to ensure my unit is well taken care of.
Also , based on all your experiences , when does one draw the line and in what instances is a landlord able to tell the tenant to pack up his bags and leave, without returning the deposit of course.

Seems like you've reminded him monthly and he/she still does hasn't improved his behavior. Find another tenant, It's been only 3 month but you've already made him think that it's OK to bank in the rental fees late.

Easier said than done. There is a contract for 1 year.

Same here, my tenant also always bank in late every month. Has to keep remind her to bank in but she still will drag few days to bank in.
TS, you have no choice, have to wait for contract expired then take back the house. Next time choose the new tenant wisely.

Trouble is I need to wait another 9 months for the contract to end. And it's such a waste of time to chase for the rental.

When there's contact in effect, you have no choice but only to annoyingly contacting him to bank in the rental.

You don't go aggressive they think you small sheep

Being aggressive is never the solution. But question is , when does one draw the line ? See , now , the tenant thinks it's okay to keep dragging the monthly rental.

All the agreements I have signed as a tenant or landlord have a seven day clause - late payment interest and termination.

Someone warned me a long time ago when I rented mine out to a foreign woman, he said do not rente out to foreigners - he mentioned a few countries. She was prompt with the rent, but complained like heck. The 6 months' old fans were making noises that only she could hear. The house was brand new.

Maybe you could ask for a referral next time?  We should start that as a requirement.

A referral ?

Tenant might not disclose previous landlord's details.
