 Difficult tenant, Never banks in rental on time

All the agreements I have signed as a tenant or landlord have a seven day clause - late payment interest and termination.

Someone warned me a long time ago when I rented mine out to a foreign woman, he said do not rente out to foreigners - he mentioned a few countries. She was prompt with the rent, but complained like heck. The 6 months' old fans were making noises that only she could hear. The house was brand new.

Maybe you could ask for a referral next time? We should start that as a requirement.

Maybe from previous landlord or employer?
Sounds strange if our house is one or two thousand per month. I am sure those fancy 10k or 20k a month house landlord would ask for some guarantees.

I do mean a referral from the previous landlord, in the same way you bring a referral from a GP to a specialist.

But on second thoughts, that would not work here for run of the mill rentals.
