Tenancy agreement for 5 yrs, Jalan ipoh

Dear all masters,
I need your good points that what is the benefits and issues will have if let say my tenant voice out or agree to sign a tenancy agreement for 5 yrs but for sure the rental price can't be amend once the agreement is signed. Should I add some conditions like increase his rental by 1 to 3 % in every year(within 5 yrs). Or if there is any breach should compensate for 2 months etc.

Long term tenancy is usually done by those subletting agents. They tied you down at today under market price for minimum 3 years period. That's how they earn. The only thing is you dont have to worry about your unit. 3 years hassle free period.

Depend what clause u put into agreement mah.. Usually long lease will not so easy on breach la like compensate for 2 months.. Imagine if u lease to mc Donald and do u think they will agree if u compensate 2 months for breach after invested so much on reno n marketing Second anything more than 3 years is lease.. Unless u put 3+2

You can try to add conditions but will the tenant agree? If I'm in his shoes ... I won't, unless the rental is significantly below market.

It's lease agreement. Not tenancy agreement.
I hav 1 5 yrs lease agreement. So far OK. 5yrs onli increase 10%. No issue. U can add clauses but they can refuse to sign if it's. Not favourable to them. Dun think they ll wanna hav increment every yr otw they won't request for lease agreement.
Usually tenant liddat is best cos they really looking at long term.

I don't think the rental price is below market value but I was surprise that my tenant request for 5 yrs... since she offer that then I think will change the tenancy to 3+2 or let see how she prefer. I'm not go through agent. Just lucky I met her inside lift then she was disappointed with old owner that didn't fix his unit and many defects then decide to change.

Unless u put 3+2 Okay master. Thank you. I will go for your advice or I think will 2 + 2 +1 . Im not sure about her payment style. If like delay rental, I think will not last long. Hopefully she is not that type. Just make it 2 yrs first.. some more bare unit so I don't have to worry other.

Later my turn to compensate them if I need back my unit for other reasons.. normally lease will go for commercial like shoplot? This is the first time i meet the type of tenant request for 5 yrs. Normally I rent for 1 yr then subsequent the following year 4 or 5 continue to rent until ex tenant have bad in payment then i decided to stop it. Delay almost 2 months. Sad
