Just got married and looking to start a family.
We are looking for a house with 3 bedrooms at least and around 1000sqft.
Our budget is about RM600k.
Area, preferably within KL or PJ area.
Doesn't have to be a new project, but not too old la, maybe completed on 2013 or 2014 is fine.
For new project, completion date by 2019 la.

Anyone got any recommendation for such requirements? hahahah... but I guess 600k for a property in KL/PJ area is quite rare eh?
hmmm... I've been trying to find for a good one, but really damn hard. All the new projects say below 600k, but when ask for the price, all also above 600k, some even 800k.

puchong will you consider? or old klang road? there are some 3 rooms unit able to suit your needs... of course there are alot of aset kayamas projects... mostly less than 1000 sq ft but selling at 3 rooms below 500k....

OKR is good, but the houses there ain't cheap though. They are running at 650k+ for just 900sqft+. Some even go up to 700k+ for only 1000sqft.

u looking for cheap , high quality and not jam? please la, get out from KL/PJ area and go other state alot cheaper , super big and not jam.
KL/PJ is not suitable for u.

jam is in klang valley is so common that u talk about it... there is no property able to cater to your needs... lol....

well... there are a new project citizen 2.... 3 rooms i think can get at less than 600k... but the size will not touch 900 sq ft... i think u need to adjust your budget vs the size... if subsales... there are really alot.... abit hard to list down for you... best is you look at what had launched during the 2013 bullrun onwards... and filter from it....

Is your loan profile strong? And of course need 10% downpayment in hand.

If yes, then I can recommend you a few choices. And if yes, I think you better specific the location you prefer? KL or PJ? Central PJ? Or anyplace with PJ address will do? Like Ara Damansara, Kota Damansara?

okay... maybe I need to rephrase then. It doesn't have to be inside KL city as in KLCC or Ampang or Setapak area. I don't mind at PJ, Subang, Sunway, Mont Kiara or something. I guess more to the west side of KL? Don't really like the east side.

I don't mind subsale or new development. Either one is fine by me. 10% downpayment is not an issue for me, as long as it's within 600k.

I guess smaller unit is also fine, maybe around 800-900 sqft. 850sqft house for 600k, is that normal?

I am willing to pay more to be near my office, than pay lesser and stay far away.

then i guess u can filter some out from iproperty first.... just tick the range of your budget.... tick the size.... tick the areas.... u are good to go... after you narrow some down.... u can share the results and ask for opinion here.... as some like to stay in sunway, some like to stay in subang, some like to stay in PJ... its easier u narrow down and ask us about the info....

I am staying at OKR and working at SS16, I usually take about 30-40mins drive which is fine by me. What I can't stand is 1-2 hours, that one is madness! Jam is normal, but stay so far away then some more jam, that one a bit overkill for me hahahaha

you can also filter some subsales nearby ss16 at iprop... and share us your result there... usually subsales u can get larger unit at lower price....

Citizen 1 i go ask, they are selling at 650k+ almost reacing 700k d.. way too overbudget hahaha

I saw 1 more, Midfields at Sungai Besi, the price seems reasonable, 540k for 1075sqft or something. how is the place there?

its actually quite inside of sungai besi.... and not really close to any of the commercial areas.... the pricing is not bad... the developer also not bad.... u can have a visit there..... its up to you in the end whether its ok or not.... personally i dont really prefer that location... the pricing very attractive for a 1000 sq ft... and not really high density

seems a bit crazy for 80k for a car park lol

Unpopular opinion here.

Best to work from your priorities first, then narrow down to specific properties.

Currently you're doing the opposite, and from my experience working with my buyers, this could result in months and months of searching and come to nothing.
