 Recommend Landed House Below 600k, KL,Selangor, or Seremban all considerabl

My wife & I are looking for affordable Landed house for future stay. We knew if we did not buy now, we will only able to stay condos for the rest of our lives. Currently we are staying at condo at Bukit Jalil. Bought it at Rm650k. And I must say that is a bit high commitment and we know we can't go any higher than that.

-We are looking at all possibility. If it is nearer to KL = rm600k +- is good, if further like seremban , preferable 400k++,
-Preferable newly launched projects so the completion date will be few years later, giving us enough time to plan ourselves financially. Best to be around 2020 or after
-Must be a good investment as well, since we never know what will happen in the future, especially after we have kids. So a new township with potential to prosper is the best!

A few areas I have been looking into (just start research since last week after my wife & I came to this idea):
1. Puncak Jalil... I see a lot of development here, and is nearer to Pavilion Bukit Jalil, and we kinda get familiar with bukit jalil area in the past 2 years.
2. Sg Long/ Cheras Selatan - I am very not familiar with these area & still have the mindset that it is very far... but still worth consider
3. Seremban 2 - Bandar Ainsdale, Sri Sendayan, Seremban 2

Kindly advise and suggest. Unfortunately I feel like I am a bit late already to the game...

I live in Cheras Selatan and dream of the day to move away from here lol, location is extremely great, neighbourhood is shit (especially with 600k+ budget, your best bet is subsale unit in a shitty neighbourhood).

I've been eyeing to move to EcoMajestic or Setia Ecohill one day cry.gif visited a few times, so freaking tranquil.

Note that it's a linked Semi-D. and the 620k figure is after rebates (this is what I was quoted when it was still in pre-launch phase, got those 5% early bird rebate, 1% introducer, 1% pre-launch rebate etc.)

Basically 4 Semi-D fixed together (two in front two in back), the back of your house will be a wall hmm.gif new concept to save costs.

Pros compared to terrace:
lots of windows, no need to worry about intermediate units being dark because no windows at the sides
got a bit of land outside because it is wider (for ecohill one it's 32 x 60, afaik building width is 28 feet, 4 feet is your outside yard, can be extended))

Cons compared to terrace:
generally shorter than terrace houses that are cheaper (for 50k less your terrace equivalent would be typically 20x65, 20x70)
no windows/back lane


Out of reach for me la atm, saving money to maybe one day be able to afford it. laugh.gif

Here's a short video of me being in the show unit. Usually all those show units you see at developer sites for terrace houses are corner/end lots with windows, remember that when you're purchasing an intermediate lot, all those windows are not there, this on the other hand, what you see is what you get (minus the furnishing and interior design lah haha)

I am really gunning for this type of house and not regular terrace house because the houses are still going to be detached from one another, creating a much less dense locality, and lots and lots of natural lighting. thumbup.gif

generally... as per your first post.... outskirt landed now mostly more than 500k at least for DSL.... single storey built by smaller scale developer can go lower.... but very hard to notice their project unless someone approach u...

where is your working area? generally semenyih, bangi, nilai maybe u can find a DSL in below 600k... but its way outskirt already... since u think sg long is outskirt... those are half an hour away from sg long at least without jam... lol

USJ area can get double storey 600k.
If near Kelana Jaya, SS area then is single storey 600k.

Your choice. Worn out condo but better than outskirt location.

Didn't ask much bout referral rebate, as I am still trying to digest all the different launching and confusing name. Will bring my wife go 2nd time. Anyway like you say. The Setiaecohill2 detach link house is very nice.. with lots of daylight! Luckily my friend & I went to see Setia ecohill first, because after that we went Ecoworld Majestic... and our jaw are dropping... so beautiful and at complete different level compare to Setia. But price too... cry.gif Thanks for the recommendation... both are very potential development!

im not familiar with sg long, but after today travel Cheras>sg long> semenyih... actually is not that far.. Is just that I have friend living at sg long describe the terrible access around that area. Today with smooth traffic, I can reach semenyih Setia Ecohill in 32minutes (32 km from where my friend stay) Rm4.20 tol. If not jam, I believe I can live with that, Since I enjoy driving and makan angin (Not in jam though)

I currently work from home at bukit jalil.. will go meeting in pj once or twice every week. But never know the future, because I am always planning to set up a proper office... So I think i'll still work within kl/selangor area for sure.

The above are all worn out double/single storey houses right? I think renovation will cost another 200-300k. sweat.gif If got cash, really wish to buy these area, tear down the whole house and rebuild to my own preferences thumbup.gif dream.

you have to be sure where u gonna set up your office... or where is your business travelling area... otherwise u bought one in semenyih/kajang... but u work at pj/subang.... its very tiring to travel to there with jam.....

generally depends on your working area... outskirt area u should look at is correlated.... not just any landed in KL/selangor... lol...

work in PJ/subang... u can find landed in elmina, alam impian, setia alam, bukit jelutong, glenmarie, puncak alam....

work in kl, cyber, bukit jalil, puchong etc.... better hunt for one at semenyih, kajang, sg long, nilai, bangi, cybersouth....

So semenyih kajang bangi these area seems to make sense

i guess.... semenyih, bangi, nilai nowadays.... still gt double storey around 500k++.... you can consider about it... setia ecohill 2 i think less than 600k.... should suits you better.... subsales wise... kajang, sg long are nearer for you.... if you able to accept second hand unit.... more matured areas, the landed will be very rundown.... but once u refurbished it... its as good as new anyway... haha

If can raise budget to 700 ish, Tropicana can also be a choice.

I think Eco Majestic also got some around that range? Or has the prices exploded again?

clivengu I'm staying in Sg Long. It's quite nice. I think you can still get the older 2-storey terrace houses (20x67) for 550-650k. Distance wise, it's not that far to KL. Sg Long to LYP is roughly the same distance as SS14, Subang Jaya.

Biggest problems are the lack of roads in and out. I heard the traffic is quite bad going out from Sg Long in the morning.

Bandar Sri Sendayan is the best township in seremban because have all the leisure for the family need, such as 6 stars club house (olympic size swimming pool, children pool, bowling, mini cinema, snooker, gym, squash, badminton and many more). Also have Xtreme Park (XPark) such as golf driving range, futsal courts, mini zoo, bmx park, go-kart, wall climbing and others too. International school, government school and other facilities

Next year will be build water theme park, biggest shopping mall, biggest hospital and many other first class city features, no others city can compete with bandar sri sendayan. If u interested please inform me, im not sales agent but i own house here. Still got new house below 600K and superlink terrace

Just like to add - for subsale, consider looking also at USJ and Sungai Buloh.

For new launches, Sungai Buloh, Shah Alam and Bandar Rimbayu.

Input for SUbang Jaya... my 2 different clients just bought 2 different properties in SS14 and SS18, Subang Jaya at RM800k and 820k respectively... double storey, terrace house.. both are older houses although very near to the LRT

So chances to get similar or lower prices in USJ may be slim...

SS19/6 isnt it? the one near the commercial area, SRK SS19 and Lick Hung...

yes, walking distance to that srk and chinese school, and mamak / restaurants. I was looking at that area aggressively last year (cheapest bare unit found 390k, renovated 420k), almost bought one unit but the owner decided not to sell. good place for kids to study, and good food. problem is the size of the house, small but manageable.

In the end I bought a single storey in PJ Old Town at 500k (freehold).

driving around the area you like is an option (there is a few there for sale, but most likely leasehold), go for SS area if you want freehold. a lot of single storey for sale nowadays.
need to be diligent finding in iproperty, property guru etc. dont know if you believe me or not, i found mine on mudah.my

Yeah planning to do that. But I saw ads for ss2 double storey terrace houses going for 800-900K. Wonder how much the single storey would cost. Rental can fetch how much for single storey around ss2?

forget about it if u wanna profit from renting at this kinda time. unless u can make more than 10 rooms per house, it is most likely u need to topup monthly instead. someone DID renovated a house with 10 rooms in ss2 DS, go look around.

I stay in CHERAS for 10 years, and frequent travel to sg long and CHERAS selatan. Mind you traffic here could be very heavy. I have been caught in traffic for an hour just for 2km distance. Good thing about these area is there are many shops and eateries and you will find it convenient to live. Semenyih area on the other hand is quite remote for the time being, if you don't mind traveling distance and prefer a quite place, setia ecohill and eco majestic should be a good option. But , If I were you, I prefer more central area like puj.

whole SU is leasehold one... some are F&G... some are not.... most of the land sizes there around 20x70 at least... those slightly older one can easily get at that price for subsales...

depends geh... cannot compare by just location... and not everyone wanna stay in cheras... cheras most of the landed house also at least more than 10 years old... if the price quite similar... a unit here require less reno cost... and lesser inherent problems... and cheras landed house roads... aduh... messy and narrow... unless u say u are buying those landed units near mahkota cheras or sg long....

leasehold for individual title landed is never really a problem... its easier to renew than a condo... just mark up the renewal fees in ur selling cost when u wanna sell in the future...

there is a landed plot in cheras developed by Sunawy and is really a gem. beautiful, freehole and gated guarded. not many know but i go there and see wakao didnt know this existed in cheras, and its less than 10 years old the housing area with ample road width. not narrow at all. lol

how much they selling for intermediate? which part of cheras? yea lo... reli need to hunt up and down for this kind of gem... but then alot of preferences in the market... some buyer like brand new house... either buy new or demolish and rebuild... haha... so cant say who make the right or wrong choices...

after making that post two months later I had decided to pack my things and leave CP, moved to Eco Majestic. rclxms.gif

My close friend who lives in CP7, all these years got renovate and maintain, until now still not satisfied and they are investing another RM250k on renovating their CP7 house, still think it won't be enough.

Condition not that great, but for the location and convenience, really no choice.

Traffic is bad but still far better than most places within Klang valley, plus got trader's square and C180, jam also jam for 2-3 mins only.

from semenyih.... u can enter the peak hours contra flow directly towards KL area... hence it looks better than SA... because SA dont have such options at NKVE... haha...
