Hong Kong (8++milions pop.) land use is less than 30% overall, only 7% for residential area.

Klang Valley (7++milions pop.) land use is more than 60%, whereas KL along is 80% overall, more than 50% is allocated to residential area.

Pros:
1. Very strategic planning for infrastructure development.
2. More reserved land for future use. No white elephant.
3. Public transport is 99% reachable to any destination.
4. Human interaction are more vibrant and lively.
5. Better security enforcement and CCTV coverage.

Cons:
1. Claustrophobic environment.
2. Property price skyrocketed. RE oligarchs monopolies the price.
3. Diminished street food culture. Foods are expensive and quality is sub-standard.
4. People are more angry, unfriendly and selfish.

SO KL > HK? hmm.gif

Most of the undeveloped land were mountains, and some environmental reserves.

Or undeveloped as in outskirts there were many old terrace houses that the owners refused to sell?

i read it was because of feng shui that the hills are left untouched.

the hills are the backbone of the dragon.

KL is similar to Los Angeles in sense that most homes are landed property and spread out in big area.

Also heavily reliant on cars and highways.

To know the future or lack of in a nation of state..can view video of how their elected reprsentative work, debate in parliament etc. despite the heated argument sometimes..in the end of the day....the people benefit from a just implementation of policies.

We are a goner ...coz who we voted to represent us in parlimen are either racist, sexist, closet pedo, sex crazed and many other -ist....and the policy they drawn out and justify, defend and debate..ended up making those -ist comments.

KL is ok. Putrajaya is the worst.

When HK was announced to be returned to China in the 80s.

The agreement with China was that the British government cannot sell more than a certain % of the land each year until it was returned to china. To prevent the British to cash out as much as possible from the land.

After returning, the major development are at Shenzhen and New Territory which have more lands. But HK island.

Yes, actually China had did an experiment with one of their new City (I can't remember the name).

The US model (like Putrajaya / Cyberjaya) of township development is in-sustainable, no matter how much they invest in the public infrastructure / transportation. The model of Singapore / Shanghai / HK are much better for urban design.

Its better to develop the land so that people got place to live. HK is a shithole where the poor live in cages and the average person stay in squalid houses. I don't understand why they don't want to open up those reserve land until become like that. Probably cos songlap

I think it about 20-30% of annual budget.

so the rules for any monopoly seeking to maximise profit is to reduce supply. so higher selling price and developers has to built more and more expensive condo which then pay more and more cukai pintu. then richfag owner subdevide their condo into smaller pigeon hole for poorfag to rent.
