you cant just take rental yield as yardstick.

how much money owner spent to done up the unit? how long it has waited for tenancy? tenancy for 1 yr or more? is this a general market rate or a 'special' one?

no developer will put bus as FOC item in addendum as bus is mobile.

they dun even put in security system cameras and what not.

this bus to mrt transfer thingy is not permanent in nature de. if they included in spa, meaning no matter what, they need to continue the services and upkeeping of the bus.

if I dun use the bus services, then why should I pay for the maintenance and salary of bus driver? fair or not?

The soft launching of this coincided with the icon water city fb saga.....

Not sure if tis segment of buyers really paid attention to social media boh.

some people just don't know what they like or dislike.

high density project like this, if no shops on ground floor, meaning traffic in and out of building even more chaotic. ppl need to go out to work, go out buy milk, go out makan 2 to 3 times a day.

by definition, you cant get a non retails and high density project de....meaning you need to find a resi land with high density. by law, resi land you cant build high densed project.

the project i know high densed enough and its on resi land is Damansara Foresta.

aiya itu hari ini dalam sejarah jor.

with the land cost these days (+ huge corruption going on) there wont be any lower density apartments jor in key development areas.

in fact, even full resi landed title condos also disapearing.

There are only two type of lands

Resi land and
Commercial land.

For building in commercial land, retails lots are compulsory.
For resi land, no retails lots are allowed.

Resi land u must build resi units...usuallly they called it condo.

Comm land if u build resi units....usually they called it service apartments. Unitd above may or not be resi unit. Depends on the spa you sign.

Mixed developments are coined by developers. Nothing to do with the regulations imposed by land dept and approved authority.

Usually mixed developments consist but not limiting to more than retails and resi units. Macam opis hotel mall tod and etc

By law connercial land need to have commercial elements i.e shops or office. Some developers only provide bare min to pass the test, some allocate the entire ground floor or two.

The only exception is when a developer converts the resi land to conmercial so that it will follow the commercial plot ratio used instead of density.

pls google and read the article from a lawyer.

like I said, the only way a commercial land can have residential units (called service apartments) without any commercial elements is that the land was original residential title and developer converted it to commercial. Like Setia Sky Residences. the reason they do this is to increase the plot ratio so that they can sell more units. And commercial title is seem to be more valuable than residential title in the long run.

I know one project in juilai, even after VPed and developer sold all units, less than 10% (maybe 5% nia) is bumi purchase.

BUT somehow I think MS managed to strike a core with malay buyers. maybe they feed lot to malay gurus?
