MahSing yet to disclose what will be built on balance of M Centura land? The first phase is 4.6acre with 1400units with balance of 4acre land.

well... those who vested... they will remain highly positive with their investment... which is very normal... so let us wait til the project completed and see how the projects along here perform shall we? rather than go on and on about the cons and ppl still buying...

My point is would the booster alone justify its price premium? You better make sure you get a bus because so far I've only seen vans..

Please also be reminded it's "cheap" because the surrounding is poor and it's a bare unit. Tell me how is Icon city doing now, is mah sing a good developer?

there are owners which able to rent out icon city at decent 4-5% yield... after inclusive of maintenance fees in their calculation... in this market not too bad...

you cant just take rental yield as yardstick.

how much money owner spent to done up the unit? how long it has waited for tenancy? tenancy for 1 yr or more? is this a general market rate or a 'special' one?

well... a few units getting the similar rates... should be the market rate for now... but how long it can sustain i dunno... some yardstick can only be really seen after sometime... cant judge during the initial years also... as for now... this is the condition... next year u ask me again maybe different jor.... laugh.gif laugh.gif

most of those who rented out is semi furnished only... and i think mah sing itself comes with those semi furnished package at the point of purchase... so basically rent it out immediately after VP and checking defects...

But basic is to see the average rental yield whether the prop is worth buying or not. no need to crack head calculate so many things for those who don't like to do homework.

as for a project that just VP-ed not too long ago... quite limited yardsticks that can be use to judge the real-time performance of that property...

ngam ngam 1 lidat.... more like tail end of the boom the time they launched... but still newly completed high-rise... not much can consider performing well above average in term of rental or appreciation... susah nowadays to invest in new high-rise....

M Centura the façade.... IMO is worse than Maxim CityLIght, Rafflesia or SentulMas condo.... It is a FLAT design.

And I saw somewhere posted the 800units are sharing 6 lifts. doh.gif Mind you it is not studio, one or two bedders development but 75% of units are 3 & 4 bedrooms.
