 Mayland - Hermitage/ Dorset Residency, Need help!

Hi all property sifu

Need serious help from all of you for the below mentioned

i visited their show room today , the location look tempting but have a few queries in my mind


1) The project was launched on 2015 ( based on online resources ) , but the project is not completed by now ( wondering why )

2) Salesman claimed that Dorsett Residency is the new name ( wondering whether it is so true that Dorset is partnering with mayland ) , but still hermitage name is shown on the actual building itself

3) Salesman claimed that Dorset Residency / Hermitage is expected to complete by this year , but have not officially launch yet ( wondering the statement as i have seen launching on year 2015 )

4) heard that the workmanship is very bad , can anyone share your experience ?

5) any possibility that mayland might empty their commitment to buyer ?

Taking 2-3 years to complete, depending on circumstances is pretty common. after all they are completing this year as they claim.

Dorsett and Mayland are adik beradik . same owners / share holders / related la basically. But on the offer to purchase form, its written Dorset Residence Sri Hartamas

yes, Mayland is famous for bad workmanship generally speaking. lol they are known for good locations , not workmanship. Plans can also change after releasing all promo material.

anything can happen after that.

i am confused, Dorsett Residency same as Dorsett Residence?

reason why i ask is Dorsett Residence is located in Bkt Bintang area (next to Audi showroom) but Hermitage is located in Sri Hartamas area (infront of Hartamas Shopping mall)

i bypass Hermitage project every single day, the location is prime, some units do had the Istana view which i think consider good (somethings special biggrin.gif )

the biggest problem will be the workmanship of the project, once u see the actual project facade u will know what i mean.....

btw, care to share what is the sales package & price ?

Dorsett Residency may be mistaken for Dorsett Residences - The right name is Residences , regardless of Bukit Bintang or Sri Hartamas - both are built by Mayland and parked under their Dorsett brand.

price is from Rm1200/sq ft . rebate varies. gotto go the show room to find out.

I booked one unit, but still hesitating to close deal . lol

Mayland lainched it as henitage....but response so so nia..therefore they cancelled all bookings and contnue to build and rebrand to dorsett now.

They are selling completed units w full furnishing now.
Apa lah yr agent....doesnt know the history alsio can becone sales agent....

Building should be finished by end of tis year.

not sure you book which level , but the price not 1200/ sq ft after discount. and from level 11 above have a little bit not same with lower zone now.

Not investment grade
1. Supply - Mayfair, Dorchester, Windsor, Waldorf, Damas 3
2. Price point - negative cash flow quite kaw
3. Fully furnished will be killing itself - benchmark Damas 3 rental

If own stay, looks decent with the FF and price point. Quite like their Design n furnishing

this is totally different compare with damas 3, and all nearby old condo. is a good invest project

This development package looks tempting . With spa and loan legal fees taken care by the developer, F/F and decent price, I dont know if i should go ahead. Looking for smaller units but sold out.

Currently me together with 40+ buyers of Dorsett Residence Hartamas been waiting for handover since Dec2017. Most of us only signed SPA in mid 2017 so contractually they are to deliver within 36 months from SPA, but most of us signed the SPA when the whole building was 75% completed so we were given the assurance it would be completed by 2017. So until now, no news on the VP.
