Don’t mean to be a Debbie Downer in light of the excitement of VP but read the earlier discussions about the viability of leasehold units and their resale value.
My 2 cents is that leasehold works in countries like Singapore or China where there is high demand for accomodation and the lower price is actually justified by the rents.
My worry is for leasehold property where their price can’t be justified by market rental rates. It then becomes essentially illiquid.

Speed is paramount in a newly vped property I believe. If you’re ahead of 100s of other mass market property and list first then you’re in with a good chance.

I still think the cheapness of the actual residence is not offset by the facilities deck which yea is quite creative though feels quite forced. Doesn’t feel cohesive.

I think Jaya One has a minor gravitational pull for those who have pets and like mingling with others who are the same so there’s that aspect. Not everyone can afford DPC after all.

Might be those units on lower floors or facing the car park.
Cramped but hey I guess it’s functional. Design and furniture scale do transform a space.
