I only know one thing...if you don't have a big head, don't wear a big hat. Just make sure you have good reserves, backup plans and don't bite more than you can chew. Aggressive is good if it's well thought out, but life has alot of uncertainties too...so why wanna compress loan here and there just to buy more than you could actually afford? Property gurus are the worst lots...maybe there are some good ones but generally they're there to make money for themselves, not you.
Just pace things out and don't be greedy. Very sad to see people going bankrupt because of this tragedy.
