The reason why the prices were marked up was because of the cash rebate. The cash rebate is not free money. You are taking on a 30-year mortgage for a property with an inflated value. The monthly instalment for a RM1m property on a 30-year mortgage ranges from RM5k-RM7k. You own this debt, no one else.

Max 2x hse loan. I dont encourage more then 2x housing loan unless u can afford it,
I see alot of Msian frens, got 80% of their income into property, buying relying on cash rebate.

Its comes to affordability, pay hse installment is monthly for 30yrs or 5yrs before you flip is no joke.
Later buy susu for anak also got problem then how? Bini can tahan or not? brows.gif
I have 4x property but all on loan and I have to eat karli with alot of rice like bangla everyday sounds good to you. sweat.gif

If u can afford, good for you but never buy above your affordability.

Do the calculation that he no rent out also can pay. If answer is yes. then proceed.
If cannot reduce the number of unit until he can.
