Hi,

I would like to know if there's a limit to extending a house?

Our house lot is 40 feet wide x 70 feet long. The house is a Semi-D built up 30 feet wide x 40 feet long. The house is built 10 feet away from the back lot, 10 feet away from the right side and 20 feet away from the front side.

When we went to inquire for the original plan of the house at MPK, they asked if the previous owner submitted any drawing before.

We said we were unsure. MPK mentioned that they could send someone to draw the house plan, we need to pay some deposit first, which would be returned later if the house did not violate any rules.

By not violate any rule, they meant that:
1) The house should have at least 8 feet free space from the back wall of the house to the end of the back lot.
2) The house should have at least 8 feet free space from side wall of the house to the side end of the lot.

However, I've seen plenty of house where they extended their house (Semi-D as well, same neighborhood) either to the far side or far back completely.

How was this done? I assumed that to do any extension you would need to draw the plan, submit for approval and then do the construction.

Can anyone give an insight on this?

Hi,

Thanks for replying.

But even if they used indon construction worker, don't the house owner need to submit drawings and get approval for the construction? Or do they skip that entirely?

For council regulations, different municipal councils have different regulations. For the back and side 8ft rule for semi-detached houses, MBPJ allows extension all the way back for the ground floor but not for the first floor and you can also extend a small section of the back all the way to the side, as long as there is no road behind your house. Otherwise you will be required to have a minimum 10ft setback for the ground floor and 20ft for upper floors.

If you're just planning on the standard renovation, check if MPK has standard plan drawings for extension. MBPJ has it for people just wanting to do the standard extensions to their home and you can just purchase the plans from them directly together with the permit for your garbage tong, check if MPK has a similar offering or not.

Anything beyond the standard plan drawings require a draftsman or engineer's plans to be submitted. Engineering specs only required if you're planning a major redesign or rebuild, otherwise a draftsman would suffice. Ask the council office for approval for renovation plans if they have any to recommend, might be able to help speed up your approval.

But always remember, never pay 100% upfront for their fees ya.

legally all renovation need to go through city councils be it just install awning

from my experience, small contractors just proceed without approval

later if police or city councils came they have their own way to settle

for mbpj and mp selayang never heard they bother after renovation completed

except once at pj the house owner extend 2 feet beyond boundaries, that also because back of the house develop apartments
