 Booking fee for newly launched project, Newbie

Hi all,

Sorry just a newbie asking question here.
May any expert share with me, if I want to book a unit for newly launched project...it will be completed in 2021

The agent ask for rm5k booking fee.

Can anyone tell me:

1. What's the procedure or action to take after paid the booking fee? Apply for loan?
2. And what if the loan get rejected, can I get the booking fee back?

1. pay booking fee, sign booking form (offer to purchase)
2. take booking form apply loan
3. sign S&P and loan
4. pay differential sum
5. pay bank interest
6. wait until 2021 collect key
7. ???????
8. PROFIT

If can, pay the booking fees to developer together with agent.

1. Yes, apply loan. I did apply 3 banks which is panel banker for the developer.
- After loan approve, then will proceed to sign S&P. (Usually this time will start pay downpayment, laywer fees etc)
Please ask your agent for the process flow.

2. You must ask the developer clearly before paying booking fees. (Better ask developer, coz some agent might not pro and tell wrong info)
- Assume you apply 3 bank and all of them reject, so get reject letter from bank and give to developer and they will do full refund. (Remember: Different developer, different practice)

lesson number one - always get confirmation on anything and everything from developer's staff.

agent may upsell u then u will upcar

is it profitable to wait for 5years for under construction.. just asking
..n while waiting it to complete, dsr gonna be high already.
