FYI, cannot been change yea, cause anyway it require the documents and details from buyer, cause it's in balloting style for floors and units, therefore nothing can be change.

I don't understand...when ask the agent about this condominium, he told it's RUMAWIP but when i access RUMAWIP no any info on this RITZ Project.

Developer is CHINA company, it says they build bridge to MRT 400m, all details are fine but when u call as RUMAWIP, no project as such.

Their condition says between salary RM2500 - 10k single salary can book this property but my question is when public doesn't have much money why do they need RM15k as booking fees.

I did ask the agent..agent english also like rotten...the answer is booking fees, they even told it can be taken from EPF and this property is 100% loan.

If 100% loan y do we need to pay 15k as booking fees and if a person eligible to withdraw from EPF , THEN Y DO YOU NEED THE 15K...something fishy

Im cascading this message to all public who came across with this kind of T&C, i guess all of us need to complaint on this project to RUMAWIP as they are misusing it.

Agent told me they collect the booking to show the result to developer.Then with the result they(agency) can bargain more for future projects from developer. And to secure our booking because it's not yet officially launch.

Anyhow i am one of the buyer in this project, and agent told me majority buyer also chinese family.

Wow, did the agent really say that? Sounds pretty dodgy! So the idea is; see how many bookings you're able to collect and then only launch if you meet the target. Otherwise abandon. I guess it makes sense from the developer side, but who on earth would like to invest in that?
Wait for the launch or look at nearby Gembira 737 or Selesa Apartment is my advice:-)

The agent is asking me to submit all the relevant docs to him with the 15k booking fees.
He said next month will start to ballot.

Ok, not much done yet. Would be smart to go have a look yourself. It might just be this developer's unique approach to business. Doesn't have to be fishy. I would wait to the project has been launched and is featured on the Rumawip website. But if you believe there will be super high demand and that it's risky to wait, then go ahead. Not that much money, and hopefully refundable if there's some issue.
But look back in the thread. The agents have been saying "next month" for a very long time now.

ok here's some info I can explain to you all 😊
About balloting delay: because as you know it's government collaborate project (RUMAWIP), therefore we have no choice while waiting government to pending our RUMAWIP, but as what I get the updated news they will post to portal on coming month, since it will be selling like hot cake, once start launching sure finish very fast.
About the RM15k booking fees: it is because to get this RUMAWIP project, RM15k is to let customer think over about it so that there won't be simply rejection from customer, it's takes 2 approval (from state government to approve your document see whether you're eligible to buy this property; and loan) therefore RM15k also a part of your downpayment. 😊

Check out this 2 links! Apparently, this is definitely valid, because payment made to lawyer, held under escrow account. Neither the real estate agency nor the developer, will touch the money, until the SPA is signed...

Yes, it is... Ritz

i think license - APDL got already... if not mistaken..

try calling up the sales contact from the website - www.propertyinvestmentsmalaysia.com and they are quite friendly.. been very helpful.. even offered me choices, whether to choose RUMAWIP in Kuchai Lama or in Setapak. Can pre-register, and they will update when it is open for booking, for the Setapak RUMAWIP.

- 2 bedrooms without a window facing out.
- Wasting space by putting master toilet facing out, but not even with a window!
- Master room with long side facing out, yet with tiny window!

- The space left for the kitchen is so wierd and tiny, I don't even think it can fit, unless if you combine with the yard.
- Overall a lot of wasted space. Considering it's only 800sqf should feel quite cramped

Hope for all the buyers they reconsider this layout. Let me know if they do. I might be interested

I heard (to be confirmed) they're buying in to quite a bigger land near to future MRT 3 station (nahhh to be confirmed) within salak south area.

Hmmm, September 4, and still no launch of this project! Agents first promised official launch by mid May, and they have been saying "next month" ever since. Soon to be 4 months overdue.
